FHA Cuts Waiting Period for Borrowers Who Experienced Foreclosure

Recently, the Federal Housing Administration (FHA) announced they will be cutting the “waiting time” for homeowners who went through foreclosure, bankruptcy, short sale, or deed-in-lieu to receive a new loan and to get back into the real estate market. With the new rule, the FHA has cut the waiting time from 3 years to 12 months, allowing borrowers the chance for a new loan approval. There are guidelines to this new rule, which include:

Kathy Toth

  • Certain borrowers who lost their home as a result of economic hardship could be considered for a new loan earlier than 12 months.
  • Borrowers who experienced a “recession-related” financial event can be considered under the new guidelines.
  • To be eligible, you must provide documents that show “credit impairments” as a result from a loss in employment or income. The lender also needs to verify the income loss was at least 20% for a period lasting more than 6 months.
  • In addition to all requirements, borrowers must show they have recovered from the event that caused their hardship and complete housing counseling.

On top of the new guideline requirements, showing your “recovery” from an economic event means you must reestablish satisfactory credit for at least 12 months. Criteria for good credit involves 12 months of good payment history on mortgage, rent, or a credit account. The new rule will be effective from August 15, 2013 to September 30, 2016. Scenerio: The room is ready. You can picture the new decor in your mind; well, sort of. Selecting a paint color for the walls has you stuck. The indecision is really annoying and, what’s more, it’s preventing you from enjoying the room you hope to create.

There is a reason for the popularity of certain paint colors: white, beige, grey and pale blue are easy to work with, easy to accessorize, and lend themselves to varying themes and stylistic interpretation. You can often detect your own color preferences by looking in your closet. As many experts attest, if you like wearing certain colors, you will likely be happy living with them. This is not to suggest, necessarily, if your wearable favorites are all navy blue that you should paint your living room that color.

A chargrilled portabella cap or a chargrilled tempeh patty is sandwiched with an organic toasted wheat bun. This delicious sandwich is also graced with tomato, lettuce and your choice of condiments and cheese. If you arrive around dinner time, you may want to try their enchiladas calabaza. This dish has butternut squash, green onions, chilies, spicy tomato sauce, and it is oozing with Monterrey jack cheese, cream cheese and cheddar.

This restaurant has received praise from local residents as well as travelers. Many agree that their food can be enjoyed by vegetarians and non-vegetarians alike. One person that ate at Seva said they were able to bring their family from out of town here. Everyone was simply delighted with their meal. They were a mixed bunch with both meat eaters and vegetarians. Another happy Seva consumer raves about their selection of drinks available. They have Kombucha, a raw living fermented drink, raw juices, smoothies, as well as many alcoholic drinks. One customer said that their Mojito was the best drink she had in her life. She said the flavor was exquisite and not too strong.

Just to let you know, from June 9th to June 14th, Seva will be joining over 50 Ann Arbor restaurants for a week of dining. They do accept credit cards for your convenience.
