Rental Rates Still On the Rise – Another Good Reason to Buy Vs. Rent

As rental rates continue to climb nationally, why Rent when you can Buy?  While rental rates keep climbing across the country it is also thought that interest rates are sure to follow.  First off, we know that yearly Rental increases will hurt your pocketbooks.  And, secondly, with the great rates being offered on fixed-rate mortgages, why not lock in a terrific rate today knowing the forecast is indicating a possible rate increase.  When we review the charts of the Past and Future Inflation Scenarios given to us by Lawrence Yun, Chief Economist, National Association of REALTORS in his post – Rents Rising, Dec. 16, 2011. I have one point to make –  look at the Mortgage payment – No increase in percent over time based on a 30 year fixed-rate mortgage.

In other words, why not get in while the going is good. Buyers could be making the same payment on their House as they are making right now on their Rental Property. With a fixed-rate mortgage you will never see an increase in the monthly payment over the life of the loan. Yes, of course, other factors will increase like groceries and college tuition – but your fixed-rate mortgage payment will remain the same.  That, alone, is a great safety net to be able to count on your largest payment each month staying constant.

If you need to know exactly how to go about the entire process of purchasing a home and to stop renting, then join us for a Home Buyer Round Table.  Click the link below to Register for one of the Home Buyer Round Table Events.

Missing Mortgage Payments? You have options in Ann Arbor

Take action now to turn it around in 2012

Recent economic upheaval has taken a hefty toll. Looking forward to 2012, it’s impossible to know what’s next and the kind of an impact that an upturn or a downturn at the national level stands to have on your family’s finances.

Regardless of what happens in Washington or on Wall Street, two things are very clear: you are not alone and now is the time to prepare for a new normal.

With a national epidemic of unemployment or underemployment, and 25 percent of the homeowners in the country owing more on their home than they could net for it in today’s market, homeownership for many has become a financial liability. Not being able to make payments on a home that you can’t afford to sell feels like an awful trap, but the fact is, there are solutions—and foreclosing on your mortgage is not one of them.

Loan modification is an option for many and banks are increasingly willing to negotiate short sales. In many cases, they’re offering sizable financial incentives to help financially strapped homeowners to get a fresh start on their lives.

As  a real estate professional who has achieved the Certified Distressed Property Expert (CDPE) designation, it is our mission to give homeowners the gift of a fresh start.

Net Promotor Score in Ann Arbor Area Real Estate

In our small Ann Arbor Area Real Estate business, we track everything, including our net promoter score.

How likely is it that you would recommend Kathy Toth Team of Keller Williams to a friend or colleague?  This is what the net promoter score measures.

When Gary Keller spoke of Red light Green light, he meant see if the dollars you spend, are worth continuing and evaluate your outflow before throwing money out the window. Re evaluate all costs.

So we have been cutting expenses and monitoring feedback. We added the net promoter score this year to our evaluations and the results are in. We have a near perfect score of 10. What does this mean?  Our clients will suggest us to their friends and family. We linked a detailed report here on net promoter score.
The next step is to really understand why your promoters love you and why your detractors hate you. Then you can make a conscious decision to do more of the things for which customers love you and fix the things that people hate. Sometimes, you can never convert a detractor into a promoter. But at least you have the information.  Promoters (score 9-10) are loyal enthusiasts who will keep buying and refer others, fueling growth – that is our goal.

It is our goal to exceed your expectations in delivering Ann Arbor real estate service to you.  Join us in our buyer round table classes in February and March.  We are here to serve you and have a passion for Ann Arbor.

NAR Profle of Home Buyers and Sellers slide show

Ever wonder how buyers find their home?  Wonder who is buying homes ( per 2011 NAR Home Buyer Profile)?

How important are photos in home finding?
How important is perfect photography in marketing your home?
National Association of Realtors studies how sellers and buyers participate in the real estate market and I have share the profile here. We are awaiting the updated report but anticipate the behavior to be similar. The one change I anticipate is more reliance on the internet for home finding.

2011 NAR Profile Highlights:

  • 37% of recent home buyers were first-time buyers, a drop from 50% in 2010.
  • The typical home purchased was 1,900 square feet, built in 1993, and had three bedrooms and two bathrooms.
  • 41% of buyers and 39% of sellers found their agent through a referral from a friend or family member.
  • About half of home sellers traded up to a larger-sized and higher-priced home.
  • Recent sellers typically sold their homes for 95% of the listing price, and 61% reported they reduced the asking price at least once.

Let the Ann Arbor Real Estate Experts help you uncover your dream home in Washtenaw County.

You May Think Selling Your Ann Arbor Area Home During the Holidays is Nearly Impossible

You may think that selling your Ann Arbor Area home during the holidays is nearly impossible. While, it’s true that many buyers tend to put their home search on hold until after the new year, there are those who are taking advantage of less competition. In fact, selling your Washtenaw home this time of year allows you to highlight the warmth and comfort that your home offers. Buyers can immediately imagine themselves celebrating the holidays in your Ann Arbor Area home, which means putting your best foot forward this time of year is important!

If you currently have your home on the Ann Arbor Area Real Estate market, or have been considering selling your Ann Arbor Area home; you’ll want to know the best way to enhance your home without going overboard. Here are seven tips that can help sell your Ann Arbor Area home this holiday season.

  • Add Holiday Adornments- You don’t want to go overboard, but a simple evergreen wreath, a poinsettia center piece or other small decorations can create a very warm and welcoming atmosphere. Of course it’s best to avoid overly religious flourishes as this can be off-putting to some.
  • Complement Your Décor- You’ll want to make sure that your Christmas decoration palette matches or complements your current décor. If the colors clash or seem to be fighting for attention, this can be very distracting to buyers and can take away from the great features of your home you’re trying to highlight.
  • Highlight the Highlights- Draw attention to a beautiful fireplace mantle with a few tasteful ornaments or enhance an arched doorway with hanging mistletoe.
  • Go Light on the Lights- An abundance of outdoor lights can leave Ann Arbor Area buyers wondering what the front of your home looks like. And, while you may love your giant inflatable lawn ornaments; it may be best to leave those in storage this year. Everyone has different tastes and you don’t want buyers to be met at your home with a sense of “tacky.”
  • Mind the Tree- While a tall Christmas tree can showcase a two story living room, be sure to be careful of the tree’s width. The last thing you want is to have your Ann Arbor Area home appear smaller than it really is. Also, you’ll want to stick with a cohesive theme for your ornaments. The family homemade ornaments can be meaningful to you, but can quickly make your tree look gaudy to outsiders. Keep it simple this year and remember, there’s always next year when you can display those keepsakes in your new home!
  • Give Warmth- Just before a showing, be sure to turn up your thermostat a few degrees to make it extra toasty inside. Ann Arbor Area buyers will be thankful for the change from Massachusetts’ cold winters. Put a fire in the fireplace to add an extra sense of warmth and highlight the cozy atmosphere that this feature of your home can bring.
  • Offer Tasty Treats- While you don’t want to come across as trying to bribe buyers, everyone loves holiday treats and having a plate full of cookies and candy can make the home showing a little sweeter. Hot chocolate and apple cider are always welcome and buyers will feel that you have their best interest in mind.

As Ann Arbor Area Real Estate Experts, we enjoy helping people sell their homes! Our experience and savvy marketing plan has allowed many clients to sell their Ann Arbor Area homes faster than market average, for top dollar, with less hassle.

We hope these tips encourage you that selling your Ann Arbor Area home during the holidays is possible and gives you insight into how to make your home stand out on the Ann Arbor Area Real Estate market.

We are here to get you started selling your Ann Arbor Area home.  Blessings!
