Buyers are concerned about crime when viewing properties. They want to move into a neighborhood that is safe and a property with a good resale value down the line. Today, Derrick Jackson, the Director of Community Engagement at the sheriff’s department, joins me to go over a few ways to research crime rates in certain areas.

Derrick has been working with the sheriff’s department for seven years. His main goal is to educate the community about how safe or unsafe a particular area in our county is. He provides information to help you make the best decisions possible.

One way to find out about crime in a neighborhood is to stop by a neighborhood watch meeting. You’ll get a sense of the issues that impact that particular neighborhood. There may be significant crime in the area, or there may be some infrastructure issues. Either way, this is a great way to get a feel for the neighborhood.

These meetings are either monthly or bimonthly. If you don’t have time to attend a neighborhood watch meeting before purchasing a home, visit CrimeMapping.com. You can enter the address of the home you’re interested and see if any crimes have occurred in the past week, in the past 30 days, or in the past 90 days.

CrimeMapping.com is a great national resource. You can see what type of crime occurred, what time it happened, and more. The site will also tell you if the crime i3.22s non-violent, which includes things like larceny or automobile theft, or violent, which includes things like assault or homicide.

You can also look back at the history of an area and see if there are any trends. Overall, Washington County is a very safe area, but certain neighborhoods do experience more crime than others.

Derrick also encourages people to drive through the neighborhood at different times. You can get a sense of the neighborhood by driving through. If you have a gut feeling that something isn’t right, follow that instinct. If you’re comfortable, though, it’s a good idea to meet some neighbors and talk to them about the area.

Another tool you can use the Sex Offender Registry. Simply enter the address of the home you are looking for and see if there are any registered sex offenders in the area. Derrick would like you to keep in mind that sometimes a registered sex offender may have moved out of the area and the site needs to be updated.

Higher crime rates directly impact property value. Derrick says that law enforcement spends a lot of time figuring out how to prevent crime and deal with the root cause. He believes that “an educated and engaged community is our best partner.” Pay attention to the news, your neighborhood watch group, and get others involved.

One of the best parts about working in real estate is marketing and touring luxury homes, like the one you see in the video above. Having a pool is certainly a luxurious touch, but is it a good or bad thing if you’re trying to sell your home?

It really depends on the type of buyer you are dealing with. There are three types of buyers. The first buyer, type A, doesn’t even want a pool so they won’t see your home. The second type, type B, are fans of pools and will gravitate towards your home. The third type, type C, doesn’t care one way or the other, but the pool could sway them towards or away from buying your home.

For the buyers who are going to be looking at your home, type B and type C, we want to make sure the pool is crystal clear. Having a pool skimmer to collect leaves and other debris is smart, and we also need to make sure the vacuum systems and pool robots are working around the clock.1.5.16.3

You may want to consider hiring a pool cleaning service, at least during the listing period, because the pool could make or break your sale. We want to convey to the buyer that having a pool is not a hassle. For Northern climate sellers, make sure you get your pool photographed in the summer, so buyers can see what it will look like.

Today, we’re here with Steve Stork from Summit Funding to discuss interest rates in Ann Arbor. As a mortgage broker, Steve always keeps us informed on trends.

Over the last year, we’ve had a consistent demand from 2014 going into 2015. Many markets haven’t had a sufficient inventory to support the demand. The high demand has resulted in increased average sale prices.11.04.15

Mostly, there haven’t been issues with home values over the past year. A consistent home purchase momentum has helped sustain increased prices. Likewise, the potential increase in rates concerns us. As interest rates rise, it may deter buyers from buying. Perhaps, buyers may no longer qualify for loans as properties rise and instead, wait off until prices drop.

This trend could potentially lead to a temporary decline in value. Less buyer demand leads to an increase of home inventory. Sellers will have to lower their prices in order to sell. To maximize your profit, sellers should consider selling now before interest rates rise. In Michigan, there’s still a strong demand for homes.

Today, mortgage broker Stephen Stork answers: How have interest rates fluctuated this year?

Rates have made several attempts to move into higher territory. Whether it was the slower than expected first quarter in the U.S., global economic concerns, or the Greek crisis, those increases were put on hold, and interest rates were brought back down.

What are your expectations on the direction of interest rates towards the end of this year and into next year? As we move through the end of this year, we’ll see a lot of the same trends, meaning there won’t be a real increase in rates. The Federal Reserve, which is meeting on December 15th, could increase rates by the end of this year, but most economists predict the first rate increase won’t come until 2016. The10.30.15 first increase shouldn’t impact the consumer right away. However, the Fed’s goal is to add incremental rate increases at each meeting.

Where does the thirty-year fixed rate end up once the Federal Reserve is successful in implementing a plan?

We would move from the low fours to low mid fives by the end of next year. With home values on the rise, a 5 percent interest rate will significantly impact buyer’s affordability. Let’s say you’re buying a home now and you qualify to borrow $200,000. Once the rates increase, you could only qualify for $150,000 or $175,000.
