Artificial Intelligence, or AI, is here to make your home search easier, according to Associate Broker Kathy Toth, of Toth Team Worldwide Network. “You no longer need to hunt through complex websites and pages of listings,” Toth explains. “Our new real estate chatbot asks you a few questions and delivers customized info in nanoseconds. It learns as it goes, so the more you interact with it, the better it performs for you.”
As consumers increasingly use smartphones to view websites, navigating through search fields becomes time-consuming and impractical. Chatbots provide a conversational user interface that enables website visitors to get information faster with a minimum of input. Toth’s company is among the first real estate brands to employ emerging AI technology. The chatbot is nicknamed Sherbot Homes and is located on the lower right corner of the homepage at www.kathytoth.com.
“Sherbot provides immediate service, 24 hours a day, 365 days a year,” says Toth. “Not only is it great for home searches, it also delivers home value estimates to sellers. It can provide basic market conditions, too – things like the number of homes for sale, the average price, and average number of days on market. In the near future Sherbot will even be able to translate in different languages!”
Toth points out that the chatbot is not a substitute for a professional real estate agent. “Our chatbot, Sherbot Holmes, is a website concierge. He’ll help you explore the market. But when you’re ready to speak to an agent, just let him know. We’ll get the message and contact you personally!”

Have you walked one of the longest trails in the city of Michigan yet? Dexter has created one of the most magnificent trails yet, and the locals cannot stop raving about it. The Dexter Walking Path leads from Dexter to the Hudson Mills Metro park and is planned to be a total estimated 35 miles. Walking along the Huron River while the trees are throwing their leaves to the ground, preparing for the winter, gives me such a warm and comforting feeling. A little bit of history about the Border to Border trail, a group of independent individuals started working to build one of the longest and most beautiful trails to ever exist. The new trail in The Village of Dexter will link the Village’s parks into the regional system along the Huron River. The Village and the Dexter Schools are working together to extend the system south along the Mill Creek through the Village to the School’s future nature corridor and outdoor lab. The friends of the Border to Border trail have many, many innovative ideas but as they have shared with us – not enough funds! We must stand up tall and pitch in all that we can to help our state of Michigan grow and prosper. This breathtaking and one of a kind walking path is one of the most recently completed segments of the Border-to-Border Trail. 1. Define your needs. What size and type of home do you need? What price are you expecting to pay for it?
2. Work with experience. Always check your builder’s experience.
3. Check past references. Look at customer reviews and see how satisfied the builder’s past clients were.
4. Verify their license and insurance.
5. Look for a design fit. Make sure their aesthetic works with yours.
6. Warranty and service. A ten year structure warranty is how you know a builder is happy with what they do.
7. Resale value. Have past homes from this builder maintained or increased in value? This is where your real estate agent comes in.
8. Industry involvement. Is the builder a member of the local homebuilders association?
9. Quality home tours. Tour model homes or custom homes. Do not skip this step! Look at the workmanship of the home.
10. Builder model registration. When you fill this out, make sure you include your real estate agent in the paperwork. Real estate agents always add value.

At the risk of sounding cliché, the old adage “The early bird catches the worm” definitely applies to selling your home. Those who get started early tend to sell for more money in a shorter time.
There are three basic reasons.
Reason #1 – Buyers doing research in the winter months are generally more serious about buying soon. As the weather gets nicer, it tends to pull a lot of daydreamers into the process. On sunny days people like to drive around and “window shop.” It’s a pleasant way to pass the time, but unfortunately a lot of these folks don’t have serious intensions or can’t afford to buy anytime soon.
Reason #2 – Sellers who get started early tend to generate a higher sale price because they have more time to get their home in tip top shape for showings.
As most good agents will point out in their listing presentations, the typical home has anywhere from 5-15 items, ranging from minor issues to major improvements that need to be addressed before putting a home on the market.
So get focused on knocking these things out, because the last thing you want is to be working on your home while the best buyers are buying and being taken out of the market.
We’ve all heard, “Timing is everything.” Well, in selling a home that’s often true. The best buyers, the ones who will offer you highest sale price, tend to be drawn out of the market early.
So prepping your home for sale sooner than later, is a good idea.
Reason #3 – Getting started early allows you to research, educate yourself on market conditions, and find out who’s doing a great job of listing and selling houses in your area.
You’ll gain understanding of the market and narrow your list of potential agents, enabling you to mentally and emotionally prepare. Selling your home can be a rollercoaster ride of emotions and choosing a quality agent, someone who will be your trusted advocate, goes a long way towards smoothing out all the potential bumps in the road.
So to recap, getting started early will help you in many ways. You have time to knock out all the prep work. You give yourself time to do your research. And most important, it positions you to have the best possible chance to sell your home quickly and for the most money.

When you’re on a property detail page, it’s really important to get all the information about a house as quickly as possible, and with our new KW Search app (available in 2019), you can do that with ease.
There are a couple things you can do differently with our consumer app that you can’t do in all the other apps:
1. Get the home DNA profile. The home DNA is based on your search criteria, and as you use the app, it finds out what you like and don’t like. It trains very similarly to Amazon or Netflix.
2. Customizable. On the Any Home app, you can easily favorite or hide a home from ever showing up again.
3. Agent-client connectivity. If you’re working with an agent, that agent has the ability to recommend homes and give you comments about why a particular home might be great for you and your family.
4. Photo organization. It breaks down all the photos by room allowing you to simply click on a category and see all the photos of that space, including the interior and exterior of the home. Further still, if you double tap a photo, it will show you all the tags that are found in that photo. These tags will point out various aspect of the room or area, and the consumer can point out what they like about these tags, which will train their home DNA. This allows for a very curated search.

5. Commute calculator. With the app, you can plug in the address of your work and calculate the commute time between a property and your work.
6. Collaboration. You can actually start private discussions on any home and also invite your agent, co-buyer, or family members to engage you in a discussion right on the app.
7. Property pages. Whenever you’re looking at a property, there will be a feature that allows you to see the neighborhood it’s in and key features about that neighborhood. Then you can go explore the area on the map, allowing you to find out what it’s like to live in any neighborhood for any home.
8. Request tour. At the bottom of the app, there are two buttons: One to contact the agent for the listing, and the other that allows you to schedule a time to visit the home.
