If you’re starting to fight over using the television in the living room or general space in the bedrooms, it’s a good sign that you should move into a bigger house. Extra bedrooms will accommodate guests, children, and storage. Extra room means more relaxation.

2. Growing Family – Additions to the family, whether they are children or aging parents, can be a good motivator for upgrading to a larger home. Children’s toys can clutter up rooms and they will fight over limited space. If parents are moving in, then you’ll need room for them and their stuff.

That’s why this should be your first upgrade. Creating a welcoming entrance and upgrading your foyer is a big impression point. Simple additions like wall decorations and adding a new finish to the floors can really change your front hallway.

2. Change Out Old Fixtures – Taking out old lighting fixtures and switching out faucets can be simple details that secretly persuade buyers to make an offer. They’re so small of a fix that most people don’t completely register them as a huge addition, but the effect is incredibly strong. It’s the details that reinforce the idea that your home is luxurious, and that means money.

3. The Illusion of Space – Not everyone owns a large home. Some have limited space to work with and have a difficult time dealing with it. Children running around and things cluttering up can drastically affect your living experience, but there are easy tricks to turning buyers’ minds. One is increasing the amount of natural light coming into your home. Drawing back curtains and opening up windows can really brighten the area, and change perspective of size. Other things you can do are painting the walls is soft colors, so you don’t subtract from the lighting, and utilize furniture. Chests can serve as great coffee table and remove a lot of clutter.

24 Hours in Ann Arbor

A New Site, New Tools, But the Same You

The Kathy Toth Real Estate Team is proud to announce the release of our newly designed website. When we decided to update our main site, Homesearchannarbor.com, we realized the design and search tools deserved a new upgrade. So that’s what we did! With our new site, we’re introducing a more streamlined search process, easier navigation, and tons of more information. But we’re aware all these changes might be a little confusing for our returning visitors, so we’ve created a simple “How To” document to show you what changes we’ve made and how you can still access all the things you loved from the old site. Here are some highlights:

For Returning Users

Don’t Panic! All your account information has been transferred over, so you can still access your favorite listings and saved searches from before. To log in to your account, click the “Sign In” tab, conveniently located in the upper right-hand corner of the webpage. A prompt will then ask you to fill in your login information (See Figure 1 below).

While logged in, you can review your saved searches, edit the results, and reorganize your listing e-Alerts. Search tags can be added or removed to your liking, which will narrow your results to more keyword specific terms. For example: neighborhoods, cities, and types of homes. When you’re finished, make sure to save the search again if you made any changes.

New Features

Enhanced Search Power

One of the newest features we’re revealing with our new site is the Suggestive Search Bar. Whenever you type in a search query, the search toolbar will “suggest” a list of possible terms you’re looking for. It’s extremely helpful in case you’ve forgotten how to spell a keyword or simply want to find related terms. Search results are also further divided into subcategories, which include: areas, neighborhoods, keywords, and schools (See Figure 2 below). This way, you can identify what you’re looking for in more detail and not be directed to results that don’t pertain to your search.

Upgraded Visual Experience

To further enhance our user’s search ability, we’ve completely upgraded the visual experience. Essentially, we decided to put more of an emphasis on the property rather than the number of listings. When you search for a home or area, you’ll notice the dramatic high-quality photos of our listings in the center of the webpage. With this, we wanted to provide you with as much information as possible before looking at another home listing. In return, it saves you time from browsing around and you can collect more in-depth details about our properties (See Figure 3 below).

By clicking on the side arrows of the photos, you’ll easily be able to thumb through additional pictures of our listings. Bedrooms and living areas will be captured in high detail, so you won’t be confused as to what the property offers. Additionally, we’ve added 2 more tabs to our visual tools labeled “Quick Map” and “Local Pics.” In Quick Maps, you can see where the property is located in relation to the area and even get driving directions. The Local Pics tab was designed to show you around the neighborhood. It’s one thing to see what the house looks like, but it’s equally important to know what the surrounding neighborhood looks like as well, so we presented you with additional photos to help you make a more informed decision.

They’re also looking for detailed information about buying their first home or what activities are available in the area. Rental Rates Still On the Rise – Another Good Reason to Buy Vs. Rent

As rental rates continue to climb nationally, why Rent when you can Buy?  While rental rates keep climbing across the country it is also thought that interest rates are sure to follow.  First off, we know that yearly Rental increases will hurt your pocketbooks.  And, secondly, with the great rates being offered on fixed-rate mortgages, why not lock in a terrific rate today knowing the forecast is indicating a possible rate increase.  When we review the charts of the Past and Future Inflation Scenarios given to us by Lawrence Yun, Chief Economist, National Association of REALTORS in his post – Rents Rising, Dec. 16, 2011. I have one point to make –  look at the Mortgage payment – No increase in percent over time based on a 30 year fixed-rate mortgage.

In other words, why not get in while the going is good. Buyers could be making the same payment on their House as they are making right now on their Rental Property. With a fixed-rate mortgage you will never see an increase in the monthly payment over the life of the loan. Yes, of course, other factors will increase like groceries and college tuition – but your fixed-rate mortgage payment will remain the same.  That, alone, is a great safety net to be able to count on your largest payment each month staying constant.
