Free Professional Home Staging Consultations for Toth Team Clients!

Home staging is a strategic advantage that attracts strong offers and a quick sale. Studies published by the Real Estate Staging Association show that staged homes spend about 50% fewer days on market. Independent surveys by HomeGain show that staged homes typically provide a whopping 343% return on a $500 investment.

Despite this, home sellers often have the impression that home staging is only for high-end properties, or that it’s too expensive and difficult. Not anymore! The Toth Team is proud to offer free home staging consultations by the certified professionals at MKW Staging and Redesign!

Home sellers who list with the Toth Team will be offered a personal home staging consultation and preview, up to one hour in time. During this preview, a professional MKW consultant will do a complete home walk-through, and provide immediate suggestions for staging options.

Sellers who wish to go further with home staging will be provided a quote for additional services. For example, the two-hour “Power Staging” appointment includes hands-on staging using materials and furnishings that the homeowner already has. The results are impressive and immediate! This service is only $250, and it’s ideal for occupied homes up to 2,000 square feet. Larger homes may require longer staging appointments.

The Toth Team provides Washtenaw County home sellers with unique sales strategies and innovative marketing. By partnering with MKW Staging & Redesign, the Toth Team brings professional home staging services to seller clients in every price range. Contact the Toth Team for expert home selling guidance!

Sell Your Home to Baby Boomers Searching for College Town Retirement

180250187With the new influx of retirees choosing college towns for retirement, marketing a home towards this new group of potential buyers in Ann Arbor, MI is a great choice. Keep retirees in mind when putting your home or condominium on the market since this group of people is now making up a significant amount of the home buying audience. With a few alterations in your selling approach as well as some modifications on marketing your property, you may be on your way to a quick turnaround and a substantial profit.

Why the Change to College Towns?

Retirees are different from years past. Today’s retirees are younger and more health oriented. They look for locations that are full of activity such as college towns in order to access amenities such as speaking engagements, theater groups, music venues and expanding their own education. Home of the University of Michigan, there are many avenues for retirees to keep their lives interesting and active. Another more practical perk of college towns is that they tend to have large, updated medical facilities.

Five Biggest Home Sale Blunders and How to Avoid Them

Why Sell Now?

The market in Ann Arbor, MI is prime form for selling a home in this area, with prices reaching higher levels while interest rates are at lower levels. People looking to purchase have more inclination to pay more for a home as the interest rates are at rock bottom allowing more money for paying on the principal of the loan. If you will be buying after selling your home, this goes both ways. Lower interest rates can benefit both sides of the purchasing equation. With retirees flocking to college towns, Ann Arbor is the perfect site to gear your sale to this audience.

How to Market to Retirees?

Retirees look for a home or condominium that takes less maintenance. Older residents look to downsize so they will not be as concerned about yard work or maintenance on a smaller home when traveling. If you are trying to appeal to retirees then keep landscaping simple. If you have a home with a master bedroom on the main floor, walk-in showers or open living spaces then your property may be a fantastic choice for retirees.

Selling a home with retirees in mind in Ann Arbor, MI has the potential for a successful selling opportunity. By making sure your home’s retiree-friendly details are included in the marketing materials or by performing a few inexpensive changes to the home, older buyers may find their home in your property. Targeting the many amenities a college town has to offer for retirees as well as an invigorating, youthful environment may just be the icing on the cake for incoming buyers. 4 Reasons Why Springtime is for Sellers

Why is Springtime 2014 for Sellers?

When selling a home, many people obsess about curb appeal or paint colors to boost home value, but these things are trivial when compared to the real determinate of value: time. Experts in real estate across the United States say the outlook for home sellers is highly positive this spring, and Ann Arbor leads the way. With the price of homes increasing along with new rules for borrowers, buyers are anxious to purchase quickly. If you’re thinking about selling your home, now is the time.

Ann Arbor Homes for Sale

1. Rising Home Prices

The average residential price in Ann Arbor jumped 22 percent from last year. This time last year the median price was $227,500 and rose to $240,000. The residential property assessments and taxable values for 2014 increased the average home values for a 6.1 percent rise from springtime of last year. In other words, prices are rising and you have a much better chance this year of getting a price you are pleased with over last year.

2. Low Inventory

A drop in available houses for sale has buyers in a scramble to find the right house. This trend will start to decrease sales, not because there are no home buyers, but because there are no homes to buy. Inventory usually begins to rise in January and February; however, this year it’s down 22 percent since March. The harsh winter could have prevented sellers from listing, which is causing a shortage of homes. The number of active buyers waiting for the right home far outnumbers the available homes for sale.

3. New Mortgage Rules For Borrowers

The Consumer Financial Protection Bureau issued new mortgage rules in January 2014 that are meant to decrease the risk of defaults and foreclosures. Home buyers must now prove they have the income and assets to afford the payments for the life span of the loan. The average rates for a fixed 30-year loan are predicted to rise 5.5 percent by the end of 2014, and this makes it more difficult for home buyers to meet the financial requirements to purchase their dream home. The good news is you now know you are working with serious buyers who are financially ready for the process.

4. Home Buyers are Eager to Purchase Now

Buyers aren’t competing with investors this year and find themselves left with prices that are increasing steadily. Locally and across the United States, buyers are looking to beat the rising prices. Household incomes are at a standstill, so buyers want to purchase a home sooner rather than later. With more buyers than homes for sale, the time your house remains on the market is an average of 60 to 130 days.

With inventory down, buyers are finding it difficult to locate the home of their dreams. They are paying higher prices the longer they wait. Property values and prices are up and the real estate market is saturated with more buyers than sellers. The forecasting firm Capital Economics predicts the price gains will slow four or five percent this year.

Since there is still low inventory and prices remain higher, the time to sell really is now. There is less competition and a high demand for the homes on the market. How Do I Find the Right Real Estate Agent For Me?

Kathy Toth and Team | Keller Williams Realty Ann Arbor Market Center | 734.426.6669

I got this question the other day and wanted to share it with you. “How do I find the right real estate agent for me?”  Here’s my response:

1.  When searching for a real estate agent, it’s important to find one who appreciates and understands the type of transactions you will engage. When approaching potential agents, explain to them that if you are an investor, your business model is based on a high number of transactions closing on a yearly basis or if you are buyng one home that you will need personalized attention.

2.  It is important to find an agent that has the right mindset to work on all types of transactions. If an agent does not understand financing and investing, you will most likely have issues working with this agent in the future. It will be critical to find high energy, open-minded people who are interested in learning or experiencing different aspects of real estate.

3.  When hiring an agent to represent you in a transaction, consider that you’re going to use their knowledge of the real estate market. It is their skill and experience that will benefit you and the goals of transactions in your business.

4.  Of all the homes they list, what percent sell?

5.  What are homes selling for in the market compared to their results ( LP/SP ratio).

6.  How many days on market do their sales take vs. the average?

7.  Be sure to spend some time discussing your goals and expectations with the agent. The more they can learn about your process, system, timing you wish to focus on, the faster they can provide you with opportunities to review and or place offers.

To summarize, having an excellent real estate expert on your team can benefit your real estate business significantly. The more they understand your business, the better they can support its growth and your ability to earn a substantial income in this market.  There is no replacement for an excellent reputation and experience. This is priceless!
