The Consumer Financial Protection Bureau issued new mortgage rules in January 2014 that are meant to decrease the risk of defaults and foreclosures. Home buyers must now prove they have the income and assets to afford the payments for the life span of the loan. The average rates for a fixed 30-year loan are predicted to rise 5.5 percent by the end of 2014, and this makes it more difficult for home buyers to meet the financial requirements to purchase their dream home. 4. Home Buyers are Eager to Purchase Now

Buyers aren’t competing with investors this year and find themselves left with prices that are increasing steadily. Locally and across the United States, buyers are looking to beat the rising prices. With more buyers than homes for sale, the time your house remains on the market is an average of 60 to 130 days.

With inventory down, buyers are finding it difficult to locate the home of their dreams. They are paying higher prices the longer they wait. Property values and prices are up and the real estate market is saturated with more buyers than sellers. The forecasting firm Capital Economics predicts the price gains will slow four or five percent this year.

Since there is still low inventory and prices remain higher, the time to sell really is now. There is less competition and a high demand for the homes on the market. Michigan Association of REALTOR’s Stats Show Average Sales Price Rising – Great Time to Sell

12-18-2013 10-38-33 PMMichigan Association of REALTORS posted the October 2013 Residential Sales Statistics.  Good news for homeowners living in Washtenaw County.  The year-to-date average sales price ending October, 2013 was $253,377 this is up 16.87% over the same time year-to-date of 2012. Comparing this year, October, 2013  to last year October, 2012 the average number of sales increased by 6.06%.  The average sales price for October 2013 was $232,299 up 7.31% over last year’s October price of $216.466.  The month of October has continued to hold solid as we move toward the end of the 4th quarter.  The  Livingston County and Traverse Area Association of REALTORS, with similar stats, are also showing continuous, positive numbers.

I got this question the other day and wanted to share it with you. “How do I find the right real estate agent for me?”  Here’s my response:

1.  When searching for a real estate agent, it’s important to find one who appreciates and understands the type of transactions you will engage. When approaching potential agents, explain to them that if you are an investor, your business model is based on a high number of transactions closing on a yearly basis or if you are buyng one home that you will need personalized attention.

2.  It is important to find an agent that has the right mindset to work on all types of transactions. If an agent does not understand financing and investing, you will most likely have issues working with this agent in the future. It will be critical to find high energy, open-minded people who are interested in learning or experiencing different aspects of real estate.

3.  When hiring an agent to represent you in a transaction, consider that you’re going to use their knowledge of the real estate market. It is their skill and experience that will benefit you and the goals of transactions in your business.

4.  Of all the homes they list, what percent sell?

5.  What are homes selling for in the market compared to their results ( LP/SP ratio).

6.  How many days on market do their sales take vs. the average?

7.  Be sure to spend some time discussing your goals and expectations with the agent. The more they can learn about your process, system, timing you wish to focus on, the faster they can provide you with opportunities to review and or place offers.

To summarize, having an excellent real estate expert on your team can benefit your real estate business significantly. The more they understand your business, the better they can support its growth and your ability to earn a substantial income in this market.  There is no replacement for an excellent reputation and experience.
