Ann Arbor Home Prices: Year End Review Residential Sales Stats

Ann Arbor Area Board and Michigan Association of REALTOR’S® has posted the Year End 2012 December Residential Sales Statistics. Washtenaw County is doing exceptional overall.

The December Average Sales Price went from $204,322. To $217,080 showing an increase of 6.24%
The 2012 Number of Sales Year-to-Date was also up 8.01%.
In addition, the report shows another important statistic for Sellers which is that the Year-To-Date Average December Price increased by 9.36% over last year having gone from $194,967 to $213,221.
Washtenaw County reports that our Average Sales Price is one of the highest overall in the State according to Michigan Association of Realtors®.

This is very good news for home Sellers in Washtenaw County because there are less Ann Arbor homes for sale. Sellers – this is great news and a terrific time to sell your Ann Arbor home or condo. With inventory low, some properties are receiving multiple offers. Be aware that there is more competition for homes, but buyers can take advantage of the low interest rates. The Mortgage Forgiveness Debt Relief Act Did Not Go Over The Cliff, Here to Stay Through 2013

Was there any good news for Distressed Homeowners as we waited for politicians to avoid taking us over the Fiscal Cliff? Yes! The Mortgage Forgiveness Debt Relief Act was extended through December 2013. All of our Clients can breathe a sigh of relief. What does this mean to homeowners who are under water on their Principal Residence and thinking about listing their homes; and for those already under contract? Well, it means continue as planned and move forward.

The Mortgage Forgiveness Debt Relief Act of 2007 was enacted on December 20, 2007. The Act was designed to help distressed homeowners find relief from cancelled debt. According to the www.IRS.gov website:

“If you owe a debt to someone else and they cancel or forgive that debt, the canceled amount may be taxable.

The Mortgage Debt Relief Act of 2007 generally allows taxpayers to exclude income from the discharge of debt on their principal residence. Debt reduced through mortgage restructuring, as well as mortgage debt forgiven in connection with a foreclosure, qualifies for the relief.”

How to Obtain a Pre-Approval and Plan your New Home Purchase

You should talk with a lender(s) (ideally in the market that you intend to purchase*) before starting the search for your new home. A good lender will help guide you through the ever- changing mortgage application/approval process, let you know how much you can afford, check your credit (and help increase credit scores if needed). Obtaining a pre-approval upfront will set you on a positive course in the home-buying process and give you and your realtor confidence that financing will be available once you’ve found your dream home!

Tip:*Talking directly with a local lender who lives and works in the community has advantages over trying to obtain financing via phone/internet. A lender whom you have the ability to meet with face-to-face and who’ll attend the closing is more likely to be accountable throughout the process (and give you the best deal). It’s always a good idea to talk to 2-3 lenders

Choosing your Lender (what to look for):

Good communication upfront. Communication will be critical throughout the approval process, if the lender is difficult to reach or doesn’t call back…not a good sign
Questions? A good lender will ask you many questions from the start. Loan approvals and the financing for which you’ll qualify have an increasing number of variables, it’s impossible to give a borrower good information without asking the questions.
Details. Ask the lender to provide a detailed estimate of closing costs, interest rate, monthly payment, and cash-to-close.
Competitive Financing. You should know if you’re qualifying for the best possible rate/terms or if there’s something you could do to get a better deal
What’s the Plan? You should have a clear game plan for the approval process and know what to expect. There are many “do’s” and “don’ts” during the process you should know about.
