Real Estate 2018: What to Expect

Ann Arbor and Washtenaw County Outlook for 2018

2017 was a strong year for the Ann Arbor and Washtenaw County real estate market, and we can expect the momentum to continue into 2018! Before we share our market projections, let’s recap the trends to date, and look at the factors involved in our outlook.

2017 Market Wrap

Ann Arbor single-family home prices increased, reaching an average sales price of $303,087.  The median single-family home price reached $264,900. Condominium prices reached a median of $195,000. Sales were extremely brisk, with single-family homes spending an average of 37 days on market, and condos spending an average of 29 days on market.

Looking at Washtenaw County as a whole, single-family home sale prices reached a median of $303,384. Condo prices reached a median of $195,000. Days-on-market were 36 and 29, respectively.

Home inventory has been an ongoing challenge, with listings down by about 8% on a year-over-year basis.

The Tax Reform and Jobs Act

When projecting the market conditions for 2018, we must consider the potential effects of the Tax Cuts and Jobs Act. The new tax laws do not discourage home ownership, but the new caps on certain deductions could affect individual tax strategies.

For informational purposes, we will share examples of the tax deduction changes for residential real estate. This should not be taken as tax advice; please see a professional tax preparer to determine how the new law affects your personal situation.

Home Buyers:

Mortgages originated after 12/14/17 have an interest deduction limit of $750,000. Mortgages issued prior to this date fall under the previous cap of $1 million. This applies to primary residences as well as vacation homes.

The combined itemized deductions for property taxes, state income taxes, local income taxes and sales taxes cannot exceed $10,000.

Job-related moving expenses are no longer deductible, except for military personnel.

Homeowners:

Mortgage balances in existence as of 12/14/17, up to $1 million, can refinanced, and the new loan’s interest can be deducted under the original $1 million cap. However, the new loan amount cannot exceed the prior loan’s principal balance.

The interest on a home equity loan remains deductible, if the proceeds are used for substantial home improvements or repairs.

Unreimbursed casualty losses are no longer an allowable tax deduction, unless the loss occurred within a presidentially-declared disaster area, and was caused directly by the disaster event.

Home Sellers:

Tax exclusions still apply to the sale of your primary residence. Single filers can exempt up to $250,000 in home sale profit. If you are married filing jointly, you can exempt up to $500,000 in home sale profit. To qualify, you must have owned the home for at least 5 years, and have used it as your primary residence for at least 2 of those years.

Potential impacts to the Ann Arbor and Washtenaw real estate market:

Home demand is not driven by tax policy. According to the IRS, only about one-third of taxpayers itemized their Federal income tax return as of 2013. Therefore, the new tax law is unlikely to dissuade home buyers from entering the market.

However, the caps on itemized deductions could soften demand for luxury homes in high-cost areas; any effects would be highly localized.

Demographic Market Influences

From 2015 to 2016, Washtenaw County experienced the highest population growth of any county in Southeast Michigan, adding 3,862 residents. The current population is estimated at 364,709. Washtenaw County population numbers have been increasing for six consecutive years, averaging about 3,160 new residents per year.

Ann Arbor is home to the University of Michigan, which posted a record-high enrollment of 46,002 students in 2017.

The presence of the University of Michigan attracts young adults from around the state, the country and the world. The employment and entrepreneurial opportunities in our area encourage them to stay. Positive demographic trends are expected to continue, leading to increased home demand in Washtenaw County.

Economic Market Influences

Interest Rates:

Mortgage interest rates have shown tepid increases during 2017, even as the Federal Reserve hiked its benchmark lending rate on three occasions. The same conditions cannot be expected for 2018. A tightening labor market, along with a burgeoning financial market, may prompt the Fed to issue three to four rate increases during 2018.

Industry analysts expect mortgage interest rates to reach an average of 4.5% to 5% by year-end. Further rate increases are expected in 2019. The prospect of rising rates will keep home buyers motived.

Employment:

Washtenaw County enjoys one of the strongest job markets in the Midwest. As of November 2017, our unemployment rate stood at 3.1%. The national average unemployment rate was 4.1% for the same month.

Summary:

Without a substantial increase in home inventory, home prices throughout Ann Arbor and other popular markets in Washtenaw County will continue their assertive rise. Our local demographic and economic data points to ever-growing home demand, as does the progress of our national economy.

Construction permits were up statewide during 2017, but industry challenges have kept housing starts below historical norms. A shortage of skilled labor, along with the rising cost of land and materials, have restricted production of single-family homes. However, new construction listings have improved over recent years, and 2018 will offer the best selection of new Washtenaw County homes we have seen in some time.

Single-family homeowners have outstanding selling opportunities during 2018! The 2017 average sales price of $303,087 did not discourage buyers, especially those who are relocating here from other areas of the country. We are truly part of a global market as entrepreneurs, corporations, investors and students continue to discover Ann Arbor.

Multi-family development in downtown Ann Arbor is adding to the supply of condominiums and apartments, with hundreds of new units coming to market during 2018. While Ann Arbor condo prices were up sharply in 2017, the median sales price of $195,000 still puts them in reach of first-time home buyers, and makes them a popular choice for downsizing homeowners.

Please keep in mind that Washtenaw County real estate is highly localized and ever-changing.  Market conditions can vary substantially by location. Ann Arbor Area Board of REALTOR’S® has posted the Year End 2012 December Residential Sales Statistics.   2012 has been a very good year for residential real estate sales.

  1. The Average Sales Price was $210,616 an increase of 8.3% over last year.
  2. The 2012 dollar volume was up for the year 19.2%, reflecting the increased market activity as well as higher sales prices.
  3. Sales of condos were up 12.7% over last year.

Ann Arbor Home Prices: Year End Review Residential Sales Stats

Ann Arbor Area Board and Michigan Association of REALTOR’S® has posted the Year End  2012 December Residential Sales Statistics.  Washtenaw County is doing exceptional overall.

  1. The December Average Sales Price went from $204,322. To $217,080 showing an increase of 6.24%
  2. The 2012 Number of Sales Year-to-Date was also up 8.01%.
  3. In addition, the report shows another important statistic for Sellers which is that the Year-To-Date Average December Price increased by 9.36% over last year having gone from $194,967 to $213,221.
  4. Washtenaw County reports that our Average Sales Price is one of the highest overall in the State according to Michigan Association of Realtors®.

This is very good news for home Sellers in Washtenaw County because there are less Ann Arbor homes for sale.  Sellers – this is great news and a terrific time to sell your Ann Arbor  home or condo. With inventory low, some properties are receiving multiple offers.  Be aware that there is more competition for homes,  but buyers can take advantage of the low interest rates. Midwest Region Consumer Price Index – December 2012 – Consumer Prices in the Midwest down 0.2 percent in December, but 1.8 percent higher over the year.  

FORECAST-CHART.com (see chart below)  “ Forecast-Chart.com is forecasting a rise in Michigan Home Prices  of 0.66%.”  over the near future.

As we wind down the Ann Arbor Real Estate selling season, ending in a Sellers market, I was reviewing the data for the home that sold for the most money year to date.  The most expensive home in the Ann Arbor luxury market sold for $1,750,000.00.  There were 12 homes that sold over $1,000,000.00  in Ann Arbor and the averages for these homes is below:

According to Lawrence Kestenbaum, Washtenaw County’s Clerk and Register of Deeds office, “Only 784 Sheriff’s Deeds were recorded in 2012 through November, compared to 1,045 in 2011 and 1,337 in 2010.  This year’s year-to-date total continues as the lowest since 2006.”  If you are looking for foreclosures in Ann Arbor, there are still some bargains to be found.

The 2012 year-to-date Sheriff’s Deeds recorded were 24.9% less than last year.  We are running close in totals to the year’s 2006 & 2007 showing good signs of stability in the real estate market.  🙂

Do not wait to list your home?  This is the perfect real estate market to show off your property.  The number of homes listed is low and there are fewer and fewer distressed properties for home buyers to choose from.  We are not looking back.  All the market signs are leaning toward a great selling market.  Buyers want to take advantage of the all-time low interest rates.  Many homes are receiving multiple offers.  The weather is mild for this time of year and Buyers are looking, qualified, and eager to make their new home purchase.

A total of 707 contracts have closed in the last 6 months with a median sold price of $247,500. Breaking it down, we notice that the $200,000 – $300,000 price range contains the highest number of sold listings. Alternatively, a total of 76 listings have failed to sell in that same period of time. Listings may fail to sell for many reasons such as being priced too high, having been inadequately marketed, the property was in poor condition, or perhaps the owner had second thoughts about selling at this particular time. The $200,000 – $300,000 price range has the highest number of off-market listings at 24 properties.

The future is bright with the news release from Washtenaw County’s Clerk and Register of Deeds Office.  There were only 74 Sheriff’s Deeds recorded by Washtenaw County in October.

With year-to-date totals, comparing 2011 to 2012 there was a 24.6% drop in the total number of recorded sheriff’s deeds.  All signs heading in the right direction. DOWN!!  The numbers are indicating a strong finish as we head into the last 2 months of the year.  Totals have not looked this good since 2006.

Ann Arbor Real Estate Market Up

Ann Arbor prices, volume, and number of homes  sold are up in Washtenaw County real estate.  Sales continues to remain strong in October of 2012 according to the Ann Arbor Area Board of REALTORS.  Robust is the word being used to describe the fast pace of residential real estate sales in October. Real estate sales in Washtenaw County, during the month October, has continued in the same upward trend that’s been taking place throughout the year.  Want to Know What your Home is Worth? 

 

The total year-to-date residential sales dollar volume is also up 19.3%. 

The number of listings on the market is slightly less than last year, and have continued to be low all year which is leading to higher sales prices for Sellers. This is a great reason to list your home as buyers are qualified and looking to purchase.  With less properties on the market many sellers have been receiving multiple offers.

Year-to-date, the average residential sale price is $211,738, an increase of 9.8 percent over last year.

The average sale price for residential real estate in October was $216,465, an increase of 14.6 percent over October last year.

Residential real estate sales units are up as well with an increase of 25.7 percent over last year, with 264 units sold in October 2012 compared to 210 units sold in October 2011.

 The number of homes sold  Year-to-Date is up 9%.

The average List Price in October 2012 (highlighted in Yellow below) for the Washtenaw County area is up 14% over October 2011.

Ann Arbor Area Board of REALTORS Real Estate Market Sales are Up


The News is Out
– The Ann Arbor Area Board of REALTORS® has just published the September Market Report.  This month, just like last month, we continue to climb upward.  The entire Washtenaw County area is showing steady, positive gains in all segments of the real estate market. 2012 Residential Sales are up year-to-date 7.23 %. Condo Sales are up 6.1 % compared to this time last year. Average Sale Price for residential property in September 2012 was $214,059, an increase  of 12.5 % over last year and the year-to-date price is up over last year by 9.4 %.

And The News is Good – The Average Days on Market has dropped for residential sales from 76 to 59 days, a decrease of 22.4 %.  Homes are selling quickly.  Properties are selling faster for more money, many times with multiple offers.  With that said, total dollar volume of all sold inventory is up 17.7 % for the year.  The market is strong and expected to continue through the end of  2012.

But there is one item that needs improvement.  Listing inventory is down 20% from last year at this time.  This is the most opportune time to list your home which has just been validated by all the positive news just mentioned above.  Do not sit back and wonder if your home will sell; find out what your home is worth.

Unemployment is down to 5 percent too.

Sellers – Buyers are ready, willing and able to make their next home purchase.  Some are just waiting for the right house and that could be yours.  Many buyers are already approved by their mortgage lender and looking to lock in on those fantastic interest rates.  Put your home on the market today. By the way – I just saw some squirrels out in my back yard preparing for Winter.  Those chippies were running, bouncing and diligently storing up their supply for the months ahead. Of course, this reminded me of a few things I should be tending to outside as well.  Raking leaves and preparing a few beds with Spring Bulbs.
