Pricing Your Home Correctly in Ann Arbor

If you would like to sell your Ann Arbor area home this summer, you are most likely already thinking about what your asking price should be. If you’ve already had your home on the market for a while with no success, perhaps you’re wondering what you might be doing wrong. There are lots of pricing misconceptions, and Toth Team Worldwide Network is here to set the record straight!

The simplest breakdown is this: Price + Exposure = Sold. The price is determined by the value of your property. The value is determined by what buyers are willing to pay and what sellers are willing to accept in today’s market. Buyers make decisions based on what other similar properties recently sold for in your area.

The value of your home is not determined by what you paid for the house when you bought it, what you feel you need to get for the house, what you want to get for the house, what your neighbors say you should get for the house, what another agent says, or what it costs to rebuild today. If you price your home based on one of these factors, it may sit on the Ann Arbor real estate market with little to no offers.

It’s important to price your home to sell right when listing, because the longer the home sits on the market, the less interest it will gain from potential buyers. On average, most offers are received in the first three weeks on the market. By the fourth week, they start to fall. This is when you’ll want to reevaluate your listing price. The longer your house sits on the market, the more price reductions you may have to offer. This could result in a value loss greater than if you had priced it correctly at the beginning.

On average, 60 percent of potential buyers look at properties that are priced at market value from the beginning. If you price it 10 percent above market value, 30 percent of buyers will look at it. If you price it 15 percent above, only 10 percent will look at it. Similarly, if you price it 10 percent below market value, 75 percent of buyers will look at it, and so on.

Artificial Intelligence, or AI, is here to make your home search easier, according to Associate Broker Kathy Toth, of Toth Team Worldwide Network. “You no longer need to hunt through complex websites and pages of listings,” Toth explains. “Our new real estate chatbot asks you a few questions and delivers customized info in nanoseconds. It learns as it goes, so the more you interact with it, the better it performs for you.”

As consumers increasingly use smartphones to view websites, navigating through search fields becomes time-consuming and impractical. Chatbots provide a conversational user interface that enables website visitors to get information faster with a minimum of input. Toth’s company is among the first real estate brands to employ emerging AI technology. The chatbot is nicknamed Sherbot Homes and is located on the lower right corner of the homepage at www.kathytoth.com.

We love being close to downtown Brighton with all the amenities and dining in the city, and the small town community feel of Hamburg. The sense of community around living on Ore Lake can’t be beat. The neighbors are the friendliest people you could ask for. Bon fires and lake outings that are open invitation to the neighborhood are a common occurrence. Everyone is generous and always willing to help out with projects. The Fourth of July festivities around Ore Lake and the neighborhood are great! 

There is a  Kroger just a few minutes away, Busch’s and Simply Fresh Market are excellent for produce.  There is a Meijer and Target for one stop shopping. Boomers convenience store is at the end of the neighborhood and has excellent food and pizza. They will deliver any of their goods to your doorstep (or the community beach)! If you have a favorite beverage, the owner will order it and keep it stocked for you.

There are plenty of restaurants in the area, Downtown Main has delicious food and cocktails and the best patio for outdoor dining in the summer. Of course the view from the roof top deck at Zukey Lake Tavern  is great too. Sushi Zen is the best sushi in the greater Ann Arbor area. The Wooden Spoon has an excellent locally sourced menu.  There are also many chain restaurants close too such as: Olive Garden, Buffalo Wild Wings and TGI Fridays, all are just 5-7 minutes away.

Some of the highlights that drew us to this home were that the house is in the Brighton School district, yet we pay taxes to Hamburg Township. This is a cost savings. The house has deeded lake access, that is less than a block away, yet not as much maintenance as waterfront. The beautiful bamboo flooring is a personal favorite, and adds a modern look to the home. New appliances are great too! Our location has convenient access to the highways, and larger city amenities, but we have the lake living experience.

We love to spend time out on the water; paddle boarding, rafting and fishing. It is great to go for a run around the lake. We have truly loved living in this home but unfortunately need to relocate. We are hoping for a buyer who will love the house and neighborhood as much as we have!

Our utility costs are $100/month for electric and $15/month for natural gas.
