Home Foreclosures: Becoming a Thing of the Past

Last month, the Washtenaw County Clerk released a new report on the number of Sheriff’s Deeds being processed in Washtenaw County. Only 23 Sheriff’s Deeds were recorded for the month of November, continuing the downward trend of declining foreclosures in the Ann Arbor area. It has been the lowest total of any month for the last 8 years. For homeowners and property buyers, this is a positive sign for the housing market’s recovery. Across the nation, real estate agents and homeowners are noticing a clear decline in foreclosures. According to Daily Finance, home foreclosures are on track to end at a 6-year low.

What does Declining Home Foreclosures Mean?

Foreclosures tend to have a negative impact on home values around the area. Buyer perception coupled with home neglect usually drops home prices in that particular neighborhood. However, as we’re seeing an decline in home foreclosures, we can safely assume buyer confidence is growing. Home values are on the rise and residents are making new home purchases.

Homeowners will find this a great time to list their property for sale — as values are rising and there’s plenty of buyer activity. Buyers benefit from the decline in foreclosures, because they can trust the value of their home will stay strong for the next few years. The real estate market is making a recovery on all fronts.

According to Lawrence Kestenbaum, Washtenaw County’s Clerk and Register of Deeds office, “Only 784 Sheriff’s Deeds were recorded in 2012 through November, compared to 1,045 in 2011 and 1,337 in 2010.  This year’s year-to-date total continues as the lowest since 2006.”  If you are looking for foreclosures in Ann Arbor, there are still some bargains to be found.

The 2012 year-to-date Sheriff’s Deeds recorded were 24.9% less than last year.  We are running close in totals to the year’s 2006 & 2007 showing good signs of stability in the real estate market.  🙂

Washtenaw County Recorded Sheriff Deeds Down 4 Consecutive Months in Ann Arbor Area

Recorded Sheriff’s Deeds are down for the 4th straight month in a row in Ann Arbor and throughout the entire Washtenaw County area.  The monthly recorded sheriff deeds have dropped compared to last year’s monthly totals showing May 2012 at 68 and May 2011 at 84.  January through May of  2011 compared to the same months of 2012  are showing a 27.06% drop in the number of Sheriff Deeds Recorded.  For the last lowest May recorded total we would have to go all the way back to 2006 when there were 53 recordings for the month of May.  These statistics are very encouraging.

Buyers that are purchasing inventory are still very happy with the Mortgage Interest Rates remaining low.  Great market for 1st time home buyers. Why rent when you can buy with interest rates low, many times your mortgage payment will be less than your rental payment.  Homeowners know that with a fixed rate mortgage their monthly principal and interest payment will stay the same for the life of the loan.

Washtenaw County November Foreclosure Report Looking Optimistic Heading Into Year End

Washtenaw County’s year-to-date foreclosures are down compared to last year at this same time.  This November news sets a very optimistic tone heading into the final month of December, 2011.

According to Lawrence Kestenbaum, Washtenaw County’s Clerk and Register of Deeds, 82 Sheriff’s Deeds were recorded by Washtenaw County’s Register of Deeds office this November.

“In 2011 to date we have recorded a total of 1,046 Sheriff’s Deeds, compared to 1,072 in 2009 and 1,337 in 2010.  This year’s total to date is 78.2 percent of last year’s total to date, and continues as the lowest annual count we’ve recorded since 2007.”

Foreclosures Down as Good News Continues in Washtenaw County, MI

Washtenaw County’s recorded foreclosures are down more than 23 percent from last year.

According to Lawrence Kestenbaum, Washtenaw County’s Clerk and Register of Deeds, 79 Sheriff’s Deeds were recorded by Washtenaw County’s Register of Deeds office this October.

“In 2011 to date we have recorded a total of 964 Sheriff’s Deeds, compared to 979 and 1,256 in 2009 and 2010, respectively. This year’s total to date is 76.8 percent of last year’s total to date, and continues as the lowest annual count we’ve recorded since 2007.”

Foreclosures Down in Washtenaw County, Michigan – September Report

 Washtenaw County’s recorded foreclosures are down more than 20 percent from last year.

 According to Lawrence Kestenbaum, Washtenaw County’s Clerk and Register of Deeds, 94 Sheriff’s Deeds were recorded by Washtenaw County’s Register of Deeds office this September.

“In 2011 to date we have recorded a total of 885 Sheriff’s Deeds, compared to 890 and 1,122 in 2009 and 2010, respectively.  This year’s total to date is 78.9 percent of last year’s total to date, and continues as the  lowest we’ve recorded since 2007.

So far this year our count of recorded foreclosures is more than 20 percent below our count for the same months of 2010.”

Monthly Sheriff Deeds for Washtenaw County Down

According to Lawrence Kestenbaum, Washtenaw County’s Clerk and Register of Deeds, 101 Sheriff’s Deeds were recorded by Washtenaw County’s Register of Deeds office this August.

“In 2011 to date we have recorded a total of 791 Sheriff Deeds, compared to 818 and 984 in 2009 and 2010, respectively.  This year’s total to date is the lowest we’ve recorded since 2007.

So far this year our count of recorded foreclosures is 80.4 percent of our count for the same months of 2010.”
