Planning to Move – You May Qualify for a Tax Deduction – Keep Your Receipts

Whether you are making the move to or from the Ann Arbor market area find out if you qualify to take a tax deduction for moving.  Take the preliminary test to see if you qualify.  First read the  IRS.gov publication 521 to see if your move meets the qualifications of time, distance, and job then see if you can deduct the expenses.  If you qualify, review the expenses you can deduct and the list of non-deductible expenses.  Be sure to keep all your receipts and calculate your miles.

The cost of moving your furniture will be a deduction, but don’t purchase any new furniture while in route to your new locations because that furniture will not be tax deductible.

Washtenaw County January 2014 Recorded Sheriff’s Deeds Drop Again

Washtenaw County recorded Sheriff’s deeds dropped in January from 77 in 2013 to 36 recorded in 2014.  This 53.25 percent drop is welcome news for the entire Ann Arbor area. Looks more like 2005 and 2006 January figures. Comparing the 2012 – 2013, year-end totals, we see another significant drop of 35.82%.  What a great start to 2014. And, now, if we all just think warmer temperatures here in the Ann Arbor area, we’ll be in fine shape. View Table.

2013 Recap for the Ann Arbor Area Real Estate – Insight by Ann Arbor Area Real Estate Experts

2013 Recap for the Ann Arbor Area Real Estate Market.  Here is a recap of a very active year in residential and condo sales in the Ann Arbor real estate market.

In real estate, you will often see or hear the Median Price vs. the Average Price in the reporting of statistical data.  The Median Price represents the middle of a specific group. Place the amounts or the numbers of the selected group in value order and select the middle number. If there are two middle numbers you average those two.   If we used the Average Price, all it would take to influence a large change, up or down, would be one very high or one very low priced home to skew the results.  Therefore using all the data and selecting the Median price will provide a more accurate depiction of our local price levels. The median price, therefore, provides a real-time market overview.

2013 Sales Vol Recap

The Residential and Condo sales volume (above) showed strong sales at the end of the 2nd quarter and holding through the 3rd quarter.  The last quarter slowed to April and May levels with a steady selling period to finish out the 2013 calendar year.  Throughout the 2013 calendar year, inventory was low.  There are plenty of qualified buyers out looking for homes and condos.  If you are thinking of listing your home or condo, this is the time to speak with the Toth Team to get your questions answered.  With inventory low, prices in many areas have been rising.

Below, the highest Median Monthly Sales Price for Residential properties was $234,950 in June.  The Condo Median Prices remained steady with January and June showing the highest priced median selling months at $160,000.

The year-to-date Average List Price is up 16% over last year with a year-to-date average list price of $254,260. Michigan Association of REALTOR’s Stats Show Average Sales Price Rising – Great Time to Sell

12-18-2013 10-38-33 PMMichigan Association of REALTORS posted the October 2013 Residential Sales Statistics.  Good news for homeowners living in Washtenaw County.  The year-to-date average sales price ending October, 2013 was $253,377 this is up 16.87% over the same time year-to-date of 2012. Comparing this year, October, 2013  to last year October, 2012 the average number of sales increased by 6.06%.  The average sales price for October 2013 was $232,299 up 7.31% over last year’s October price of $216.466.  The month of October has continued to hold solid as we move toward the end of the 4th quarter.  The  Livingston County and Traverse Area Association of REALTORS, with similar stats, are also showing continuous, positive numbers.

Real Estate Predictions for 2014 (in Ann Arbor, MI)

Ann Arbor Michigan is a beautiful city full of greenery, cityscapes and gentle rolling hills. Also home to the University of Michigan, Ann Arbor enjoys the intellectual and progressive flare appreciated by college communities. Home values in Ann Arbor have not suffered the severe financial loss from foreclosures and underwater mortgages like similar Michigan communities, but Ann Arbor has experienced the uncertainty that is shared by many communities in the U.S. over the past few years.

Real Estate Predictions for 2014

Experts predict a steady and modest home price increase for 2014. This is good news for buyers who are reflecting and trying to visualize but need time to research and compare. Some foreclosures and short sales are available, but they are quickly being absorbed and require quick action. For sellers looking to upgrade, 2014 will have some great opportunities.

Rising Confidence

After years of dismal news, these predictions of slow and steady recovery are great news. This moderate activity is expected to last one to two years and at the end of the steady gain, values will return to levels enjoyed in 2005, the last year before the bubble burst. The real estate market actually turned the corner in 2012 and is just now beginning to feel a little like a recovery for individual home sellers.

Red Flags

To continue the recovery, individual homeowners should be mindful of red flags or bumps in the road.

  • Restrictions on mortgage credit could dampen buyer enthusiasm and ability.
  • The recovery could cause inflation which is good for home values, but also creates fear and volatility which would have a negative impact. Awareness is important.
  • The job market is currently improving and unemployment is decreasing. An increase in unemployment could shake a fragile recovery.

For homeowners who need to sell, homes can be sold with professional pricing and marketing strategies. 2014 will be a great year to make big decisions because while the marketing is moving steadily in a positive direction. But there will be time to sleep on major decisions.

Kathy Toth Reveals Ann Arbor Real Estate Market Conditions on the Lucy Ann Lance Show

When radio host Lucy Ann Lance asked Ann Arbor REALTOR® Kathy Toth about the local housing market, she received a wealth of information. “Average home prices year-to-date in Washtenaw County are up 18 percent,” Toth reported. “Meanwhile, the number of units sold did not change by much. The shortage of home inventory accelerated our home prices.”

Lance questioned how this has affected Ann Arbor home buyers. “We had multiple offers and bidding wars,” Toth explained. “Buyers who made their best offers first, and who used escalation clauses in their offers, were the most successful.”

Buyers who resisted the market trends were often disappointed. “A two thousand dollar difference in price is only about twenty cents a month on your mortgage payment,” Toth added. “There’s nothing worse than calling your buyers the next day and telling them the house was sold to someone else – over such a small difference in the offers.”

Ann Arbor and Dexter are the most competitive markets in Washtenaw County, with home absorption rates of 3.2 months and 3.8 months, respectively. Absorption rates under 6 months indicate a seller’s market. The fastest-moving market segment involves homes that are priced from $200,000 to $400,000.

When Lance asked what challenges remain for the market, Toth pointed to low home appraisals. “Appraisers remain skittish, and sometimes appraisals are based on outdated information,” Toth says. “In some cases we can point out mistakes made by the appraiser, or prove that the market has more recent data to use.”

Ultimately, if a low appraisal stands, there are still ways to save the deal. Toth illustrated an example. “If a home is truly over-priced, a seller may agree to a price reduction. Home buyers can also bring more cash to the table to cover the difference between their financing and the sale price.”

When questioned about the status of short sales and foreclosures, Toth had good news to share. “Two and a half years ago, distressed sales were 21 percent of our market. Now they’re only five percent of the market.”

Toth explained that homeowners who are experiencing a hardship suffer an emotional burden on top of a financial one. She advocates short sales as an important solution. “I’ve seen lenders forgive as much as $150,000 in debt,” says Toth. “We’ve negotiated debt forgiveness with first, second, and sometimes even third lien holders. We also negotiate credit reporting to help protect the seller’s credit history.”

The key to a successful short sale? “Comply with the paperwork demands,” Toth says. “And be patient.”

Looking to the future, Toth sees market conditions remaining positive in 2014. “We are on the right track, but there is more room for recovery. As long as interest rates remain stable, we should continue to see home price appreciation through 2014.”
