Manchester Real Estate Market is Trending Upward and Looking Forward to 2012

There is a positive Upward Trend in the Manchester Real Estate Market.  When reviewing the 24-month chart below, for the Manchester area, we need to pay close attention to the red line on the chart. The red line indicates an upward trend in the Linear (Average Square Foot / Sale Price).  The average square foot price is now hovering around $90.00 per square foot for the month of November, 2011, as compared to November 2010 at approximately $77.00 per square foot. This year, compared to last year shows an approximate 27.76 percent increase in the average linear sales price per square foot in Manchester, Michigan. This is very good news for Sellers and REALTORs alike.  Home sales are remaining constant at 56 homes sold each year for 2 years in a row.  At least the market is running flat and appears to be stabilized over the same 2-year time frame.  No one’s complaining about this kind of good news as the year 2011 soon comes to a close.

Ann Arbor Real Estate Market – Trending Upward Bringing Good Tidings and Great Joy!

The Ann Arbor real estate market is proving to be good tidings and great joy as we head to the finish line.  An upward trend has both Sellers and REALTORs very happy.  Sales are continuing to be seasonally steady as we review the last 2 years of market statistics for number of homes sold and average square foot / sale price.

When reviewing the 24-month chart below, for the entire Ann Arbor area real estate market, let’s pay close attention to the red line on the chart which indicates an upward trend in the Linear (Average Sale Price per  Square Foot) which is now hovering around $151.00 sales price per square foot for the year end 2011.  Based on 2 years of data the linear average sale price per square foot   is up this year from last by approximately 3.54 percent.  The number of homes sold is up approximately 4.63 % over the same 2-year time frame.  And comparing the last 2 months, October and November 2011, the number of sales were up 10.7 percent.   So, in review the market is stabilizing and trending upward.  All Good News!!

I have included all 8 Ann Arbor Area Board of REALTORS market graphs for you to review. NOTE:  MLS areas 81, 84 and 88 have fewer sales and having fewer sales can affect the graph trends.

Ann Arbor Real Estate November Report – Good News

We have more great news to report to you from the Ann Arbor Area Board of Realtors

MLS  Sales Report.  The average sales price reported for this November

2011 compared to last year November is showing an 11.94 percent

Increase.   And though the average monthly increase was terrific news

the year to date average sales price compared to last year is up 5.42 percent.

Chelsea Real Estate Market Trend Stabilizing in Price Per Square Foot Over Two Year Period

Chelsea real estate market is stabilizing, oh-so-slightly, with an upward trend.  I am so delighted to provide you with this encouraging news.  Sales are continuing to be seasonally steady and this has both Sellers and REALTORS very happy.

The Linear (Average Sale Price per Square Foot) is up approximately $1.00 per sq. ft. on the linear line from the same time one year ago. This is just an indicator and will fluctuate right along with the number of homes sold each month but at least we are beginning to see some stability in the real estate market.  Though the number of homes sold is down approximately 20% from last year in Chelsea, our linear line is still headed in an upward direction in Sale Price per Square Foot.  No one’s complaining about this news as the trend is staying relatively stable and not declining.  We are looking optimistically to the New Year.

How to Obtain a Pre-Approval and Plan your New Home Purchase

You should talk with a lender(s) (ideally in the market that you intend to purchase*) before starting the search for your new home.  A good lender will help guide you through the ever- changing mortgage application/approval process, let you know how much you can afford, check your credit (and help increase credit scores if needed).  Obtaining a pre-approval upfront will set you on a positive course in the home-buying process and give you and your realtor confidence that financing will be available once you’ve found your dream home!

Tip:*Talking directly with a local lender who lives and works in the community has advantages over trying to obtain financing via phone/internet.  A lender whom you have the ability to meet with face-to-face and who’ll attend the closing is more likely to be accountable throughout the process (and give you the best deal).  It’s always a good idea to talk to 2-3 lenders

Choosing your Lender (what to look for):

  1. Good communication upfront.  Communication will be critical throughout the approval process, if the lender is difficult to reach or doesn’t call back…not a good sign
  2. Questions? A good lender will ask you many questions from the start.  Loan approvals and the financing for which you’ll qualify have an increasing number of variables, it’s impossible to give a borrower good information without asking the questions.
  3. Details. Ask the lender to provide a detailed estimate of closing costs, interest rate, monthly payment, and cash-to-close.
  4. Competitive Financing. You should know if you’re qualifying for the best possible rate/terms or if there’s something you could do to get a better deal
  5. What’s the Plan? You should have a clear game plan for the approval process and know what to expect.  There are many “do’s” and “don’ts” during the process you should know about.
