This Home’s Seller Says

Dexter is a very friendly, upbeat town with many growing families. Downtown Dexter has the small town atmosphere with a lot of great advantages…local restaurants , grocery stores,  physicians, and dentists that are high quality and convenient. Ann Arbor is so close by, it’s really easy to access even more variety in eating and shopping!

Our neighborhood (Hickory Creek Subdivision) is very cohesive. We have neighborhood gatherings many times a year, including a fall festival, summer party, and Book Club. Many children of all ages are in this neighborhood, and our kids have enjoyed the comfort of being able to go to trusted families homes  very easily. This is the best neighborhood I have ever lived in, and will be very hard to leave it!

In downtown Dexter we like Aubrees, Terry B’s, Dexter’s Pub, and Red Brick Kitchen. Sushi Time is very good as well! We also like Captain Joe’s in Whitmore Lake, and Zukey Lake Tavern in Pinckney for outside lake dining.  We also love the variety and quantity of restaurants in Ann Arbor. For the beer enthusiast, Dexter’s Beer Grotto is a fun place to check out, and the nl Tap Room is also a hidden treasure!

Groceries are near by too, Busch’s has great variety and specialty foods, Meijer is great for good prices and selections and Kroger in Pinckney is close for last minute items.

There were many things that drew us to this home. The opportunity to have an outbuilding is very unusual in the neighborhoods in this area. The large lots and driveways were great to raise kids on…lots of space to run and learn how to ride bikes. The small neighborhood allows for people to get to know one another. The proximity to the expressway is very convenient. There is always something to do near our home, we can kayak, bike or run in the local Metroparks. They also have cross-country skiing.

We enjoy the nature and rural setting our home is in and gives us plenty of space. Yet the proximity to larger towns affords many job opportunities. The Dexter Community Schools are exceptional and the community is very welcoming and friendly.

We have added a tremendous amount of landscaping to this property that really adds to the beauty. The pine trees all came from the Catholic Church property at Mast and North Territorial which was once a tree farm. Many of our closets have custom built-ins, including the laundry area closet that we have changed to a pantry. It would take a lot of time and money to include all of the upgrades that we have added to this home and property. Our home has a total utility cost of around $250 per month for gas and electricity. Our home is cable ready, and the cost is about $135 per month. We have a sprinkler system, which we love, and are on a well, so no added cost there!

Residential Building Permits Were Up in 2015 And The Toth Team Remains Positive for 2016

Building permits in Washtenaw County are mandatory if you have intentions of making home improvements. Michigan, as well as Washtenaw County, insists that building permits be obtained prior to construction to ensure compliance and regulate safety among workers. The total numbers of building permits rose in Washtenaw County from 930 in 2014  to 995 in 2015. Consumers cannot help but ask, why have the numbers been increasing at such a slow rate?  The Toth Team asked the question to Bob Filka, CEO – Home Builders Association of Michigan, and here is what Bob had to tell us,

“Our workforce shortage is the result of a perfect storm that included:

An estimated 60,000 people leaving the Michigan construction industry during the downturn.  These people found other careers, left the state, retired, etc.;

  1. During this same downturn, schools eliminated many career tech (i.e., construction) hands-on training programs;
  2. School curriculum requirements moved toward college prep requirements that further eroded the number of kids going into career tech programs;
  3. Cultural shifts and attitudes suggesting that every kid needs to go to college further undermined construction career paths

As a result of the above, we have a much smaller universe of workers.  This problem has constrained production.  It will (and has begun to) impact renovation and repair sectors too.  It is a major problem coming at us and while some believe the sector will simply need to raise wages to attract talent, the problem isn’t that simple.  Wages have been rising, yet the State of Michigan estimates that there are some 5,000 job openings across the state in construction right now.”

The Toth Team always remains positive – We predict that with this winters warmer weather and the interest rates staying low that building permits in Washtenaw County will increase with consumer confidence once again in 2016. Many large builders are scouting for large parcels to develop. If you know anyone who is thinking of selling land, contact us.

Semcog Building Permits

The above table displays an increase of 18.6% in Single Family permits in 2015 over 2014.  If you are considering making improvements to your existing home get your building contractor on board now and place your orders right away so as to be assured you get the job done on time.

Home buyers love to see custom designs and/or original floor plans when purchasing their dream home. These innovative features add personal creativity and make your home stand out more than others! We hope that this year brings growth among our creative society and people start to follow their construction dreams!

Have you ever thought about how much value adding another bedroom or bathroom to your home may increase your personal comfort and your homes potential property valuation? Click here for a property valuation from Kathy Toth and Team!

Our region has recovered tremendously from our economic downfall in 2005 and The Toth Team is positive and hoping to see these numbers increasing!

The Secret to Selling Your Southeastern Michigan Home

How you price your home will have a direct impact on how many buyers, showings, and offers you attract. It will also impact how easily it sells.

The location of your home is obviously fixed, and can work for or against you in pricing. The market doesn’t care what your home originally cost nor how much money you need for it. With these restrictions, what can you do to get the price you want?

The condition of your home can be improved by a staging consultation or a full-on staging service, which will help you present your home in its best light in order to create a positive first impression for buyers. Talk to your agent for more details about staging.

Price is evaluated like fishing. When you drop the line down and you don’t get any bites, it’s probably because you need to change the lure or move your line. If you d1.27rop your line down deeper, or move to where the school of fish is, you’re probably going to get some bites. Home selling is quite similar; pricing is ongoing, based on market feedback of your condition, your current competition, and the time of year. Pay attention to the competition that is ongoing, pay attention to what is recently sold, and be aware of shifting markets.

If and when the showing activity on your home goes down, and the neighbor’s price has declined, be aware — this is a vital situation. We track all of our showings, and after selling almost 3,000 homes, we know how to guide you in getting to the sweet spot to generate an offer!

If you want home selling assistance, or if you have real estate questions of any kind, please don’t hesitate to reach out to us. We would love to hear from you!

We moved to Pinckney for a “small town with family oriented community that has lots of activities to offer (restaurants, movies in the park, parades, and holiday fun for example).

We moved to Honey Creek Meadows for a number of reasons including; great neighbors, quiet location and sidewalks for long walks. There are friendly people that help each other out. The fire hydrants are drained in the summer, the kids love to play in the water.

There are plenty of great restaurants in the area. We recommend: Pinckney Pub, Pinckney Diner, Pinckney Bakery, China House, Riverside Pizza, Jet’s Pizza and Cap’n Frosty.

Groceries are near by too, Kroger and Busch’s are very convenient.

There were many things that drew us to this home. The home is move-in ready, has a finished basement, it is a great neighborhood and is in a central location to town and the surrounding area, easy access to Detroit, Ann Arbor and Lansing. Pinckney is a family oriented community with good schools.

There is always something to do in our area, there are all kinds of sports available through the school system for the kids. We love to walk in Pinckney Park and take part in the activities that are offered there.

This Home’s Seller Says

My husband and I moved to Whitmore Lake from the upper peninsula of Michigan, we were looking for an area with a small town feel but still have easy access to our areas of work and Whitmore Lake was the ideal place for us.

We moved to Eagle Garden Subdivision and have enjoyed the idea of it being a very safe area to live in, and the neighborhood is very family oriented. We enjoy seeing the kids around us getting on the bus just across the street, watching them play football and  ride their bikes around the neighborhood. We enjoy going for walks with our dog or riding our bikes around the subdivision ourselves knowing we are in a safe area.

Living in Whitmore Lake we have easy access to the expressways or just going out to eat at the local restaurants. We can have anything we want to eat and be there within minutes of our home.

There were many things that drew us to this home. We like the size of the house. We like the privacy that nature provides in our back yard. It is very peaceful sitting on the deck during the summer watching the wildlife in the pond area. We are happy that no one can build a house behind us and future homeowners will be able to enjoy this feature also. Eagle Garden also has sidewalks, and a park just down the street which we enjoy.

Our home is efficient, the average cost for gas during the winter is approximately $120 per month, during the summer it is around $50.oo per month. Our average electric bill is around $80-$100 per month. We have a well, so we do not have a water bill. Economically it has been very reasonable to live here.

The Toth Team’s Top 3 Most Recommended Books For Increasing Productivity, Growth, & Profit

homepage-logo-retina-no-drop-shadow

When we are searching for an agent to sell or find the perfect home, we expect them to be knowledgeable of the market and to help us make the best decision possible. With the advancement of technology in today’s society we have the news right at our fingertips, but are we truly reading, or skimming over the facts? In the Wall Street Journal, “Skimming has become my brain’s default setting,” stated Cynthia Crossen, as she explained the difference between reading and skimming. Skimming is skipping over the main point to get to specific terms or concepts. This is a standard procedure that many of us do without noticing and one of the main reasons hard cover book sales have decreased.

Here at The Toth Team, we treasure the books that have taught us our values today and we would like to share our top three most recommended books for increasing productivity and growth. The Toth Team served 230 families in 2015 and we are on track to serve over 400 families THIS YEAR! Reading has several positive effects on our development and growth both inside and out of work. As we evolve and grow as a team, we must spend time discussing what has helped us grow and what has become an obstacle. We will focus on The Toth Team’s 3 favorite books: The One Thing, The 4 Disciplines of Execution, and the 5 Dysfunctions of a Team.

1. The One Thing

Blank book white cover w clipping path

“What’s the ONE Thing you can do such that by doing it everything else will be easier or unnecessary?”

– Gary Keller

This quote is the one single question the entire book is written around. Gary Keller is the founder of Keller-Williams Real Estate and has taken the company to the top of their industry. He not only is a remarkable leader and innovator, but also an elite author who moves individuals with his facts and results. Gary Keller and Jay Papasan insist the key to success is not to make a list or analyze your possibilities, but rather to think of that ONE Thing that is the most important thing in your life. This ONE Thing is similar to a goal or objective that you are working so hard every day for. Now once you have identified your ONE Thing and focused your vision primary on it, you must distinguish the obstacles in your way and then determine how you will overcome each and every single one of them.

2. The 4 Disciplines of Execution

4dbookmockupv16c4dfb

“Execution starts with focus”

– Jim Huling

Strategy is vital for every business to develop and perform effectively. Often times, individuals run into a conflict of interest and they lose focus on their strategy. Written by authors Chris McChesney, Sean Covey, and Jim Huling, these experts define and explain how learning four distinct disciplines can produce desired results. The four disciplines analyzed are the discipline of focus, the discipline of leverage, the discipline of engagement, and the discipline of accountability. The concept whirlwind is discussed and there are several solutions given on how to control and handle our massive amounts of energy. It’s important to remain calm and focus our energy on what is high priority and vital to accomplish for that day.

3. 5 Dysfunctions of a Team

FiveDysfunctions

“Successful teamwork is not about mastering subtle, sophisticated theories, but rather about combining common sense with uncommon levels of discipline and persistence. Ironically, teams succeed because they are exceedingly human. By acknowledging the imperfections of their humanity, members of functional teams overcome the natural tendencies that make teamwork so elusive.”

-Patrick Lencioni

It is a challenge to meet a group a strangers and the next moment call them your teammates. How do we learn to adjust to working in a team and managing it effectively? We must first recognize our five main problems with working in a group and then we must develop solutions to these. Patrick Lencioni is an American writer and lover of business management. He is famous for this book and the founder/president of the Table Group, a management consulting firm primarily focused on organizational/team health. He believes that the first step in a group is to reduce the misunderstanding and confusions by addressing the five most common dysfunctions individuals have: Absence of trust, fear of conflict, lack of commitment, avoidance of accountability, and inattention to results.
