Prospective buyers are usually ready to buy and buy quickly in the summer due to relocation and wanting to buy before the school year. This means that little things will either win them over or turn them away, due to how quickly they need to make a decision. Make it easy for them to choose your home by creating a comfortable and cool summer atmosphere. Adjust your air conditioner so the temperature is more comfortable inside than outdoors, or use portable fans to increase air flow. Experts predict a steady and modest home price increase for 2014. This is good news for buyers who are reflecting and trying to visualize but need time to research and compare. Some foreclosures and short sales are available, but they are quickly being absorbed and require quick action. For sellers looking to upgrade, 2014 will have some great opportunities.

Rising Confidence

After years of dismal news, these predictions of slow and steady recovery are great news. This moderate activity is expected to last one to two years and at the end of the steady gain, values will return to levels enjoyed in 2005, the last year before the bubble burst. The real estate market actually turned the corner in 2012 and is just now beginning to feel a little like a recovery for individual home sellers.

Red Flags

To continue the recovery, individual homeowners should be mindful of red flags or bumps in the road.

  • Restrictions on mortgage credit could dampen buyer enthusiasm and ability.
  • The recovery could cause inflation which is good for home values, but also creates fear and volatility which would have a negative impact. Awareness is important.
  • The job market is currently improving and unemployment is decreasing. An increase in unemployment could shake a fragile recovery.

For homeowners who need to sell, homes can be sold with professional pricing and marketing strategies. 2014 will be a great year to make big decisions because while the marketing is moving steadily in a positive direction. But there will be time to sleep on major decisions.

Ann Arbor Michigan Real Estate: Post Foreclosure – What are redemption rights?

This is a question which is sometimes raised by many homeowners who have just lost their property due to foreclosure. How does this work?

Well, according to Washtenaw County the redemption period is as follows: “after a property is sold at a sheriff’s sale (foreclosure sale), there is a redemption period. For many properties it is a six month period, for some properties, usually those properties with three or more acres or if more than two thirds of the loan has been paid, it is a year. If the property has been declared abandoned, the redemption period can be substantially shortened to one month.” Importantly, homeowners have rights during the redemption period, you can continue to live in the property and are not required to make any mortgage payments, can sell the property to another person or more interestingly BUY IT BACK!

Buying back a property that you are living in is an interesting concept that could save you month, however if you want to buy back the property many people want to know the answer to the big question: ‘what is the price?’ – Well, according to the county, this works as follows “at the sheriff’s sale, the purchaser paid a certain amount of money to purchase the property. Often the purchaser will be your mortgage company although it could also be another investor. The amount necessary for you to buy back, or redeem, your property is the amount the purchaser paid, plus some allowable costs and a daily interest rate based upon your mortgage loan interest rate.”

You can find out the sale price for your property at the Registrar of Deeds in the county where your property is located. If you want to buy back the home and it was sold for less than the amount owed to a mortgage company you only have to pay the purchase price from the sheriff’s sale even if it is substantially less than your loan amount. But that said, regardless, if the purchase price is less than the amount owing on the loan then you may be responsible for the difference. This difference is called the “deficiency” and the mortgage company can try and collect on this deficiency. Be careful and if you get collection calls, always seek legal advice if you are unsure whether they are warranted or not.  When you short sale your home, the approval letter often waives the deficiency.  Read Should I Short Sale My Home?

All said and done, what if you don’t buy back your home? Well, at the end of the redemption period you can be evicted if you are still in the property. However the purchaser of the property should not simply change the locks or evict you without a court order. If this happens you should contact an attorney immediately for assistance as there is a correct procedure that must be followed to evict the person still in the property.

This is all interesting stuff that is relevant to the market that we are living in across the country today. If convenient access to Interstate 94 is high on your list of priorities, then the Vernon Downs Neighborhood is perfect for you as it is virtually next door to I-94!

Vernon Downs is a cozy, quaint neighborhood on the west/southwest side of Ann Arbor and west of Pioneer High School on the north side of Scio Church Road. Living in Vernon Downs means that you have easy access to I-94 as well as a short drive to downtown Ann Arbor and the University of Michigan central campus within a few minutes. Don’t forget that this easy access to I-94 means that surrounding areas of Ann Arbor are easily accessible as is the metro airport.

Vernon Downs is just a few minutes drive to shopping , restaurants and more downtown or at the mall! Living here means you can take advantage of all that the metro Ann Arbor has on offer. If you don’t feel like driving and enjoy sports, then a 20 minute walk will take you to the Football Stadium where you can enjoy a game!

 

This neighborhood contains 411 homes which are mostly designed in the ranch style but with the occasional property being a two story or tri-level home. Houses in Vernon Downs range in size from around 1,000 square feet to over 2,000 square feet. Most of the homes here were constructed by Airey in the mid 1950’s through to the early 1960’s. Homes were built mostly in brick and offered quality construction with many upgrades including hardwood floors, fireplaces and in the case of many homes, a detached garage. Have a memorable day at a University of Michigan football game or Basketball game at Crysler Arena. Drive to Veteran’s Park for figure or hockey skating and outdoors for baseball, sledding, swimming. During July, visit the world famous Ann Arbor Arts Fairs.

For education or the arts check in at the Ann Arbor Hands On Museum for some great family fun! Tour the U of M campus, Medical Center. Take your picture and push the interactive art by artist  Tony Rosenthals “Endover” the Cube off State Street in the courtyard  north of the Michigan Union. Be sure to Visit Hill Auditorium! Take in a show at the beautiful Michigan Theatre  or Power Center on central campus in Ann Arbor.

Ann Arbor is a great place to live – convenient to Detroit Metro Airport, which is approximately a 30 minute drive from Ann Arbor. If you prefer a trip on the train use the Amtrak Station off Depot Street.
