Saline Real Estate Market Update – July

How much are homes selling for with regard to average Sales Price per Square Feet? The average sold price per square foot is about $111.36.

Saline residential supply is now about 11.7 months. It would take 12 months for all the homes to sell if no other homes came on the market. Anything over 6 months supply is a buyers market.

The chart provided by Affinity Valuation Group, an appraisal company, shows the trend line of average sale price per square feet sold in Saline over the last two years. As you can see the trend line shows prices trending from just under $110 per square feet to about $114 over the last 24 months.

 

 

 

 

 

 

 

 

 

 

 

Over the last 12 months 262 homes have sold ranging in bedrooms 1 to 6 and baths from 1 to 5. The home sizes sold ranged from 590 square feet to 7,509 square feet. The list prices were from $23,700 to $849,900. The highest sale price was $790,000; average sold price for the year was $261,070. Sellers received an average sold price compared to list price of 79%.

There are 243 active Saline homes for sale ranging from 1 bedroom to 6 and 1 bath to 5. The homes range in size from 600 square feet to 7,168 square feet. The list prices are from $79,900 to $1,400,000.

Shown in the chart below, Saline asking prices were up 4.3 percent from July ′10 to July ’11 and median sold prices are up 2.4 percent for this time frame.

 

 

 

 

 

 

 

The chart below shows that the number of homes for sale from July ’10 vs. July ’11 is down 16.4 percent and number of homes sold during this time frame is up 52.6 percent.

 

 

 

 

 

 

All in all it remains a buyers market regarding Saline Real Estate with a buffet of opportunity, low interest rates and affordable homes. There are at many bank owned homes and many short sales. Dancing in the Streets is an annual free festival on the Sunday of Labor Day weekend in downtown Ann Arbor. It offers local residents a chance to sample lots of different music and dance traditions, enjoy the downtown, and see some friends and neighbors in the process. Multiple stages offer visitors a chance to try many different styles of dancing, as well as enjoy mini-concerts and entertain their children with special activities.

2011 Kerrytown Bookfest

The 9th Annual Kerrytown® BookFest will again be held in the Farmers’ Market in the historic Kerrytown district of Ann Arbor, Michigan this fall on Sept. 11th.

Each year our festival has grown, adding more exhibitors, more events, and of course, more visitors. In addition to our wonderful speakers, demonstrators, exhibitors and visitors, this year we are celebrating writers and readers of Michigan, with the support of the Michigan Humanities Council.

The Kerrytown BookFest is an event celebrating those who create books and those who read them. The primary goal is to highlight our area’s rich heritage in the book and printing arts while showcasing our local and regional individuals, businesses, and organizations. Since 2003 we have been growing, sharing, and discovering more and more about the rich book culture in our region.

Please join us for a wonderful day of speakers, education, and activities and join our rich and varied community of people who love the book and book arts.

Kerrytown Concert House Presents Freddy Cole

Described as “overall, the most maturely expressive male jazz singer of his generation, if not the best alive” by the New York Times, 2011 Grammy nominee Freddy Cole brings his Quartet to Ann Arbor for two sets September 23.

Cole doesn’t apologize for sounding like his brother, Nat “King” Cole.  There are certain unmistakable similarites.  He plays and sings and performs live with guitar and upright bass, just like Nat.  Yet his voice is raspier, smokier, jazzier even.  He has emerged from the awesome shadow cast by his brother.

This concert is part of KCH’s Kerrytown Club series, a chance to enjoy great musical moments in a nightclub setting. Call early to reserve café tables in the front of the hall. A cash bar will be available.
