Do I Need a Buyer’s Agent to Purchase New Construction?

Q: I’m thinking about buying a new construction home.  Should I just go to the builder myself or do people use Realtors to buy new homes?

A:  STOP, WAIT, DON’T START THE CAR!  It’s absolutely in your best interest to hire a buyer’s agent experienced in New Construction homes BEFORE you start visiting the models.  Here’s why.  In order to represent you, the buyer’s agent must register you at the new home model.  If you visit the model on your own without your agent and register yourself, the builders generally will not allow the Realtor to negotiate on your behalf later.  So make sure to make an appointment with your buyer’s agent and they can show you all of the new construction in your area!  Ask Jennifer Graswick, buyer’s agent on our team who used to represent a builder for years, what it is like to now represent new construction buyers: 734-845-8888.

Reasons to hire a Realtor to buy new construction:

  • We Save You Money!  Are you getting what you are entitled to – both in quality and value? An experienced agent knows what you should receive and what “extras” might be available.
  • Pre-construction – Realtors have relationships with builders that can be quite beneficial to the buyer. The REALTOR® is also in a position to inform you when new pre-construction opportunities arise before they are even made public.
  • Dispute Resolution – in the event of a dispute with the builder over cost, build time, work orders, etc. you need the backing a strong Realtor and large real estate company such as Keller Williams. A builder is much more likely to yield when dealing with a top producing Realtor from a leading company who is bringing them a lot of business.

To give you an example, we recently worked with clients named Jane and Bob.  They’d looked at dozens of resale homes, short sales, foreclosures.  None of them quite measured up or was what they were looking for, so we decided to look at the new construction homes in the area.  We took them to visit several builders and in the end, we found two new construction homes they liked a lot.  We were able to negotiate on their behalf with 2 builders and got both of them to compete for our buyer’s business and lowered their pricing.  In the end, the home they chose was originally listed at a $214,900 price for a 4 bedroom 3 bath 3 car garage home.  The negotiated price with the builder?  $203,000.  Yep – saved them $11,900.  Not only that – we got the builder to agree to switch out the black appliances for stainless steel, put up a PVC white fence in the back yard, add crown moldings to the kitchen cabinets, add a water softener and a garage door opener to the 3rd garage door, and paint the front door (it was a funny shade of purple!)  Last but not least, we negotiated the builder to pay all the buyer’s closing costs AND buy down their interest rate to 4.25%.

As a Realtor, we know the Ann Arbor Area recent sales and can play good cop/bad cop with the builder and negotiate the price with the upgrades you want.  This may be more true with builder homes that have already been built and are sitting in inventory.

Ann Arbor median price per square feet is trending steady at just under $140 per square foot. The median sold prices of all Ann Arbor Real Estate areas compared to February ’10 are up 9.5 percent, and asking prices are up 5 percent. Ann Arbor Real Estate is stabilizing and with the current low interest rates and incredible real estate values. There are 473 Ann Arbor homes for sale in all of Ann Arbor with bedrooms ranging from 1 to 11 and baths from 1 to 31 with list prices ranging from $59,000 to $2,950,000. Homes sizes range from 468 to 10,000 square feet.

There are 908 sold Ann Arbor homes over the last 12 months with bedrooms ranging from 1 to 8 and baths from 1 to 7 with list prices ranging from $18,760 to $2,400,000 and sold prices from $18,000 to $2,400,000. Average sold price is $292,267 and average sold price per square foot is at $140.29. List price to sold price is 96%.

As far as Ann Arbor market statistics go, the number of houses for sale this February compared to last year are down 29 percent and sold homes are up 53.3 percent. The trend line confirms shrinking inventory.

Median prices of those homes for sale are up 5 percent and those sold are up 9.5 percent when comparing this February to last year. The gap between the asking prices and sold prices is narrowing per the trend lines, showing that the market is becoming more stable.

Search Area 81 North West Ann Arbor is boarded on the East side by US 23 and to the south I 94.

There are 51 Ann Arbor homes for sale in area 81 with bedrooms ranging from 2 to 6 and baths from 1 to 5 with list prices ranging from $149,900 to $2,950,000. Homes sizes range from 1,041 to 10,000 square feet.

The chart shows the trend line of average sold price per square foot is trending about straight across at $155  per square feet over the last 12 months partly due to the tax credits and increased number of foreclosure deals.

There are 57 sold Ann Arbor homes over the last 12 months in area 81 with bedrooms ranging from 2 to 6 and baths from 1 to 6 with list prices ranging from $49,900 to $2,400,000 and sold prices from $47,000 to $2,400,000. Average sold price is $514,129 and average sold price per square foot is at $161.12. List price to sold price is 94%.

The supply chart shows the number of homes for sale compared to February ’10 to February ’11 is up 12.8 percent.


The Ann Arbor median price of homes in this area listed for sale has gone up 21.1 percent – February ’10 to February ’11.

There are 104 up from 79 active homes for sale with bedrooms ranging from 1 to 7 and baths from 1 to 5. The size of homes for sale range in square feet from 468 to 7,500. List prices range from $79,900 to $1,195,000 and average list price per square feet is $165.22.

There are 261 sold Ann Arbor homes the last 12 months in area 82 with bedrooms ranging from 1 to 6 and baths from 1 to 5 with list prices ranging from $56,900 to $895,000 and sold prices from $40,000 to $895,000. Average sold price is $235,604 and average sold price per square feet is $146.07, down from last month. The average sold price per list price is 97 percent.

 

The chart shows the trend line of average sold price per square foot is trending slightly down from $144 to around $139 per square feet over the last 12 months.

The supply chart shows the number of homes for sale compared to February ’10 to February ’11 is down 43.9 percent and the number of homes sold is down by 27.3 percent.

This Ann Arbor area 82 includes desirable west side of Ann Arbor. Schools are Bach, Eberwhite or Haisley for elementary school; Slauson or Forsythe for middle school (depends on location) and usually Pioneer High School.

There are 74 (down from 70) active Ann Arbor homes in area 83 for sale ranging from $159,900 to $700,000 and average list price per square feet of $151.53, up from last month.

There are 153 sold Ann Arbor homes in the last 12 months in area 83 with bedrooms ranging from 2 to 6 and baths from 1 to 4 with list prices ranging from $79,900 to $799,900 and sold prices from $75,000 to $730,000. Average sold price is $297,244 and average sold price per square feet is $136.23 and the average sold price per list price is at 96 percent.

The chart shows the trend line of average sold price per square foot is on the incline from $135 to around $140 per square feet over the last 12 months.

The chart below shows compared from February ’10 to February ’11 that the number of homes for sale are down 39 percent and the number of homes sold are up by 550 percent.

The median price of homes listed for sale is up 1.5 percent and sold prices is up 8.6 percent – February ’10 to February ’11.

Elementary schools are Lawton, Bryant-Pattengill and Lakewood and the middle school is either Slauson or Tappan, along with Pioneer High School. This area is on the lower left South West quadrant of the map below.

Search Area 84 Ann Arbor Briarwood to North Stadium

There are 32 active Ann Arbor homes for sale in area 84 by Briarwood to North Stadium ranging from $80,000 to $514,900 and average list price per square feet of $123.15.

The chart shows the trend line of average sold price per square foot has sharply decreased from just over $120 to $114 per square feet over the last 12 months.

There are 69 sold homes over the last 12 months in area 84 with bedrooms ranging from 2 to 5 and baths from 1 to 3 with list prices ranging from $18,760 to $400,000. Sold prices range from $18,000 to $385,000. Average sold price is $171,670 and average sold price per square feet is $125.97 with the average sold price per list price at 96 percent.

The number of homes for sale in February ’10 is down by 39.6 percent and the number of sold homes in February ’11 report was unchanged. Inventory is declining over the last 12 months.

Median price of homes for sale is up 1.5 percent and median sold price remains unchanged compared to February last year.

Schools are Bryant-Pattengill and Allen for elementary and Tappan or Scarlett for Middle schools and Pioneer or Huron for the high school. This area is the purple area in the middle of the map below.

Search Area 85 Ann Arbor Scarlett and East Pittsfield, bordering Ypsilanti school district as the Eastern border.

There are 83 (vs. 70 last month) active Ann Arbor homes for sale in area 85 ranging from $60,000 to $325,900 and average list price per square feet of $105.90. The size of the homes range from 652 to 3,024 square feet.

There are 123 homes sold in the last 12 months in area 85 with bedrooms ranging from 1 to 5 and baths from 1 to 4. Sold prices range from $24,900 to $245,000. Average sold price is $143,602 down from $245,000 and average sold price per square feet is $92.68 with the average sold price per list price at 95 percent.

The number of homes for sale compared to February of last year is down 9.1 percent and the number of homes sold compared to February ’10 is up by 66.7 percent. The number of homes on the market is down.

Median price of homes for sale is down .3 percent and median price of sold is down 8.3 percent compared to February last year.

The schools are Pittsfield, Carpenter, Allen or Mitchell for elementary school and Tappan or Scarlett for middle school, along with Huron High. This area of schools – Pittsfield, Carpenter, Allen, Mitchell, Tappan, Scarlett, and Huron is the green section in the lower right quadrant of the map below.

There are 57 (vs. 49 last month) active Ann Arbor homes for sale in area 86 ranging from $184,000 to $2,900,000 and average list price per square feet of $223.79 and average list price of $763,759. The homes range in bedrooms from 3 to 6 and baths from 1 to 6. The size of home for sale range from 1,200 square feet to 7,596 square feet.

There are 99 sold Ann Arbor homes in area 86 this year with bedrooms ranging from 2 to 8 and baths from 1 to 7 with list prices ranging from $199,900 to $2,072,500 and sold prices from $210,000 to $2,072,500. Average sold price is $550,141, the average sold price per square feet is $185.31 with the average sold price per list price at 95 percent.

The chart shows the trend line of average sold price per square foot is quickly rising from $150 to around $185 per square feet over the last 24 months.

The number of homes for sale are down by 24.7 percent compared to February of last year and the number of homes sold are up 20 percent.

Median price of houses for sale is up 7.3 percent and sold prices are up 51.5 percent.

Search Area 87 North East Ann Arbor and North Campus, walking distance to UM Medical Center, goes East to Dixboro.

There are 41 (vs. 47 last month) North East Ann Arbor homes for sale ranging from $59,000 to $1,195,000 and average list price per square feet of $145.10 and average list price of $363,216. The homes range in size from 720 square feet to 6,053 square feet with bedrooms from 1 to 6 and baths from 1 to 4.

There are 91 (vs. 86 last month) sold Ann Arbor homes in North East Ann Arbor over the last 12 months with bedrooms ranging from 2 to 5 and baths from 1 to 4 with list prices ranging from $75,000 to $1,100,000. Sold prices range from $65,000 to $970,000. Average sold price is $263,756 and average sold price per square feet is $140.01 with the average sold price per list price at 95 percent. The sold homes range in square feet from 888 to 5,221 square feet.

There are 31 (vs. 27 last month) active Ann Arbor homes in area Burns Park for sale ranging from $159,900 to $2,100,000 and average list price of $513,835 and list price per square feet of $237.68. The homes offered for sale range in size from 702 square feet to 6,058 square feet.

There are 55 (vs. 51 last month) sold Ann Arbor homes in Burns Park this year with bedrooms ranging from 2 to 6 and baths from 1 to 5 with list prices ranging from $159,900 to $899,000. Sold prices range from $136,000 to $820,000. Average sold price is $384,143. Average sold price per square feet is $208.87 and the average sold price per list price is now at 96 percent.

The chart shows the trend line of average sold price per square foot is basically trending steady at $200 per square feet over the last 12 months.

The number of homes for sale are down by 2.8 percent compared to February of last year and the number of homes sold are up 66.7 percent.

5 Steps for a Successful Short Sale in Washtenaw County

Lenders and the federal government, prompted by the sheer volume of loan modification and short sale requests, have overhauled their systems and programs, making the foreclosure avoidance process much easier than in the past.

If you are considering short selling your home to avoid the financial and emotional fallout of foreclosure, you should be aware of the five steps you should take to increase your chances of a successful transaction.

First, do you qualify?

You must:

  1. Have a verifiable hardship, like unemployment, medical bills, or relocation
  2. Must have a monthly income shortfall
  3. Be insolvent (you have no cash or assets that can be sold to pay down the mortgage), or headed towards insolvency

If you meet these qualifications, follow these five steps to a successful short sale:

  1. Contact me so we can identify your servicer, fill out a short sale packet for the lender, and assemble all the required information needed to list your home for sale
  2. Gather financial information (i.e., bank statements, pay stubs) from at least the last three months
  3. Keep your house in showcase condition for showings, and make as many repairs as necessary and that you can afford
  4. Expect the lender, junior lien holders, and private insurance companies to request more paperwork, and try to gather requested information quickly to ensure transaction efficiency
  5. Set realistic expectations and work with me, the lender, and the buyer to the satisfaction and benefit of all parties involved

The Chelsea Real Estate Market average sold price per square foot is graphed below courtesy of Affinity Valuations Group, LLC. The average sale price per square foot has trended down over the last 12 months and hovers around $97.00 per square foot.

As of February, there were 114 active Chelsea homes for sale: ranging from 1 bedroom to 6, 1 bath to 4 and prices from $64,900 to $2,200,000. The average asking list price per square feet is now at $128.16 which is higher than last month and average asking price is $281,298. There have been 181 homes sold in Chelsea in the last 12 months ranging in bedrooms from 1 to 6 and baths from 1 to 7. The largest home sold is 5,300 square feet and the smallest at 528 square feet.

The average list price of the homes that sold in the last 12 months is $183,197 and the average sold price is up to $173,720. This represents an average sold price per square feet of $95.40. The sellers got an average of 95% of asking price these last 12 months.

There is about an 8 month supply of homes for sale in Chelsea, Michigan, so we are still in a buyers market and may be stabilizing unless we see a rash of foreclosure homes hit the market. The inventory under $200,000 is shrinking and we are seeing multiple offers. There is still an abundance of choice, low interest rates and great prices.

The charts below show the trends over the last 12 months. Sold prices are down 4.8 percent for February ’10 to February ’11. Asking prices were down 25.3 percent for the same period.

At least the number of active homes for sale is trending down slightly indicating we are on the way to stabilizing, due to the home buyer credits that were in place. Saline Real Estate Market Sold Price Per Square Feet for April 2011 Trends Down Slightly since May 2009

How much are homes selling for with regard to average Sales Price per Square Feet? The average sold price per square foot is about $108.

Saline residential supply is now about 11.7 months. It would take 12 months for all the homes to sell if no other homes came on the market. Anything over 6 months supply is a buyers market.

The chart provided by Affinity Valuations, appraisal company, shows the trend line of average sale price per square feet sold in Saline over the last 12 months. As you can see the trend line shows prices trending from just under $120 per square feet to about $110 over the last 24 months.

Over the last 12 months 263 homes have sold ranging in bedrooms 1 to 6 and baths from 1 to 5. The home sizes sold ranged from 590 square feet to 7,509 sf. The list prices were from $23,700 to $799,900. The highest sale price was $725,000; average sold price for the year was $259,255. Sellers received an average sold price compared to list price of 96%.

There are 217 active Saline homes for sale ranging from 1 bedroom to 6 and 1 baths to 6. The homes range in size from 800 square foot to 7,168 square foot. The list prices are from $67,900 to $2,750,000.

Shown in chart below, Saline asking prices were down .8 percent from February ′10 to February ’11 and median sold prices are down 20.9 percent for this time frame.

The chart below shows that the number of homes for sale from February ’10 vs. February ’11 is down 14.8 percent and number of homes sold during this time frame is up 55.6 percent.

U of M Womens’ Football Academy Raised almost $100,000 for Comprehensive Cancer Center

One person raised over $5,000 for the Patient and Family Services at U of M Comprehensive Canter Center in a day full of education, camaraderie and action with participants, coaches, and players.   This year I as asked to speak as a cncer vict0r- survivior for the Women’s Football Academy.   I shared the resources I used in my battle.  Dr. Wicha brought us up to date on new developments in research. The Supply and Demand (#Units FS, Sold) chart below shows February ’10 compared to February ’11. The number of homes listed for sale is down 18.1 percent and the number of sold units is up 80 percent. The annual trend lines show the number of homes offered for sale decreased and number of Dexter sales is flat.

Below, Median Price (FS, Sold) February ’10 vs. February ’11, the Dexter sellers asking list prices are 10.2 percent lower and median sold prices are down 14.2 percent. The annual trend lines indicates slight upward motion in Dexter median sales prices.

The trend line charted by Affinity Valuations, Inc indicates the average sale price per square feet has been lowering to just under $110 per square feet for Dexter Real Estate through the last last 24 months.
