Foreclosures Down in Washtenaw County, Michigan – September Report

Press Release

 Washtenaw County’s recorded foreclosures are down more than 20 percent from last year.

 According to Lawrence Kestenbaum, Washtenaw County’s Clerk and Register of Deeds, 94 Sheriff’s Deeds were recorded by Washtenaw County’s Register of Deeds office this September.

“In 2011 to date we have recorded a total of 885 Sheriff’s Deeds, compared to 890 and 1,122 in 2009 and 2010, respectively.  This year’s total to date is 78.9 percent of last year’s total to date, and continues as the  lowest we’ve recorded since 2007.

So far this year our count of recorded foreclosures is more than 20 percent below our count for the same months of 2010.”

Chelsea Michigan Community: Learn More About Chelsea, MI thanks to the Chelsea Area Historical Society

Welcome to Chelsea! Many people who are looking to relocate to Ann Arbor, while exploring the area, fall in love with Chelsea!

Located just outs side of Ann Arbor to the west along I-94, living in Chelsea, Michigan is a great choice that many people make. They want the convenience of city living but live in a small town environment.

But what about it’s history? Chelsea is proud to have a long and exciting history which is promoted by the Chelsea Area Historical Society. This great organization researches the history of Chelsea and the surrounding townships of Sylvan, Lima, Lyndon, and Sharon. They are a great education resource for kids and adults who are interested in local history.

The organization are very welcoming and have many different activities available for those who are interested to learn more about the area.

How about the Oak Grove Walking Tour which is a guided talking tour of the Oak Grove Cemetery? This took place earlier this month and asides from being spooky in the run up to Halloween it is an informative tour.

Or you could look at the Chelsea Area Historical Society Museum which opened back in February 2011. The museum is open Saturdays from 11am – 3:00pm, at 20650 W. Old US-12, the house next to Thompson’s Pizzeria. It is a chance to stop in and experience the history of Chelsea. Current exhibits include a limited time only display of Glazier Stove Co. stoves, artifacts from Chelsea Fairs of the past, rare photos, and patents along with Chelsea advertising, pioneer history, exquisite china, and much more! Admission is a suggested donation. The museum is also going all out for the holidays this year as it will be decorated for the holiday season and, in the spirit of the Christmas season, is showcasing a vintage toy exhibit on December 3rd!

The Historical Society was founded back in 1974 is also always looking for new members. They offer public history lectures throughout the year as well as other special events and fundraisers.

Chelsea features a rich history that is just waiting to be discovered by those new to the area!

Of course, Chelsea also has some great amenities like Zou Zou’s coffee shop, the Chelsea Center for Arts which we recently wrote about as well as the renowned Purple Rose Theater. Chelsea definitely has it all and is the perfect relocation destination!

Oktoberfest in the Ann Arbor Area

Here they celebrate the bounty of Washtenaw County Michigan with mums, pumpkins, hayrides, music, costume contests, face and pumpkin painting, sketching, euchre, and a ginormous bonfire. Ann Arbor Lewis Jewelers is 90 Years Old

Lewis Jewelers is 90 years old.  Wow!

People want to do business and spend time with people they like and trust. You build that type of friendship/business relationship over time, through common interests and by who you know.  So I was thrilled to be invited to Lewis Jewelers annual dinner at Weber’s to mingle with people I have come to trust and some great Ann Arborites.

It was nice to see some familiar faces, David and Rosemary Lewis, DK, Fred, Jonathan, Keith, Janice, Lucinda, Heidi, Susan, Beverly, Bonnie, and Ron. The staff is salaried so you never feel pushed into buying something.

I was very interested to learn about the cutting techniques explained by Brian from Hearts on Fire.  They say they have the world’s most perfectly cut diamond.  These diamond crystals are taken from the mine and cut and polished at 100x magnification, 10 times the industry standard making them “dance” even in low light.  I tried on a bracelet fit for a Queen, alas, not for my budget.

According to Hearts on Fire, the cut is the single most important factor in determining the beauty of a diamond.  Their diamonds had more facets and reflect more light than the standard cut diamond.  They only choose diamonds from conflict-free sources that are compliant with international trade laws.  What an amazing interactive class I had.

Lisa from Roberto Coin was very kind to let me wear a stunning pave diamond necklace from their collection and then to sport a black diamond necklace, which I wore through dinner and felt like royalty, or imagined what that felt like.  This Italian jewelry designer hides a ruby in each piece, allowing direct contact with the skin.  It is believed to promote long life blessedwith health and happiness.

Saline Dan’s Downtown Tavern is Local Watering Hole

After visiting the Spotted Dog Winery for a Private Toth Team Party, a few of us walked across the street to get a

tasty burger.  Having never been, I was open to the experience.  It was dark, busy and crowded.  We all had burgers that were very good and huge!  The service was courteous, prompt and the clientel was  mixed with a couple making out at the bar, some families, lots of men watching big screen sports, single folks, etc.

All in all, it was just what we needed and we enjoyed our evening there.  Be sure to get a burger at Dan’s.  Give this restaurant a try or maybe this is your hang out?

Ann Arbor Michigan Real Estate: Post Foreclosure – What are redemption rights?

This is a question which is sometimes raised by many homeowners who have just lost their property due to foreclosure. How does this work?

Well, according to Washtenaw County the redemption period is as follows: “after a property is sold at a sheriff’s sale (foreclosure sale), there is a redemption period. For many properties it is a six month period, for some properties, usually those properties with three or more acres or if more than two thirds of the loan has been paid, it is a year. If the property has been declared abandoned, the redemption period can be substantially shortened to one month.” Importantly, homeowners have rights during the redemption period, you can continue to live in the property and are not required to make any mortgage payments, can sell the property to another person or more interestingly BUY IT BACK!

Buying back a property that you are living in is an interesting concept that could save you month, however if you want to buy back the property many people want to know the answer to the big question: ‘what is the price?’ – Well, according to the county, this works as follows “at the sheriff’s sale, the purchaser paid a certain amount of money to purchase the property. Often the purchaser will be your mortgage company although it could also be another investor. The amount necessary for you to buy back, or redeem, your property is the amount the purchaser paid, plus some allowable costs and a daily interest rate based upon your mortgage loan interest rate.”

You can find out the sale price for your property at the Registrar of Deeds in the county where your property is located. If you want to buy back the home and it was sold for less than the amount owed to a mortgage company you only have to pay the purchase price from the sheriff’s sale even if it is substantially less than your loan amount. But that said, regardless, if the purchase price is less than the amount owing on the loan then you may be responsible for the difference. This difference is called the “deficiency” and the mortgage company can try and collect on this deficiency. Be careful and if you get collection calls, always seek legal advice if you are unsure whether they are warranted or not.  When you short sale your home, the approval letter often waives the deficiency.  Read Should I Short Sale My Home?

All said and done, what if you don’t buy back your home? Well, at the end of the redemption period you can be evicted if you are still in the property. However the purchaser of the property should not simply change the locks or evict you without a court order. If this happens you should contact an attorney immediately for assistance as there is a correct procedure that must be followed to evict the person still in the property.

This is all interesting stuff that is relevant to the market that we are living in across the country today. All of these things mean that while it can be tough on sellers, if you are a buyer then now is a great time to pick up a bargain home here in Ann Arbor!  If you are looking at a Short Sale, click here.
