Train Heading in the Right Direction

All Aboard! – Ann Arbor trains, past and present, bring passengers to Ann Arbor, Michigan

Ann Arbor has had 3 train stations over time:  The Michigan Central Depot; the Ann Arbor Railroad; and the current active Amtrak Station. The first  2 stations were up and running before the turn of the century and built within 3 years of each other.  The city of Ann Arbor is currently considering eight different site options for a new Amtrak station as well.

The First Train Station – The Michigan Central Depot at 401 Depot Street in Ann Arbor, built in 1886. This prominent station had very elaborate architectural design elements constructed of stone boasting rounded 2/3 cut stone arched windows. Ann Arbor was a busy stop with the University of Michigan campus bringing passengers to and from the University.

The station was designed by architect Frederick Spier from Detroit who was also the architect for other stations such as Grass Lake and Jackson, Michigan just to mention a few.

In 1914 the University of Michigan Mens Football team traveled by train on the Michigan Central Railroad out of Ann Arbor  to Allston-Brighton, Massachusetts to play Harvard in Football.  University of Michigan fans, back then – like now – were very supportive of their football team. Fans packed in around the Michigan Central Railroad building to give the U of M football squad a rousing send off.

Past Presidents William Howard Taft, Theodore Roosevelt, Grover Cleveland, Dwight David Eisenhower, Richard Nixon and John F. Kennedy either used this station or gave campaign appearances at the Michigan Central Depot.

The original Michigan Central Rail Station on Depot Street is now the Historic Gandy Dancer restaurant purchased in 1969.  The Gandy Dancer was named after the men who maintained the railroad tracks.  Here is a terrific article published in the Ann Arbor Observer, Then and Now, by Author, Grace Shackman.

The Second Station – The Ann Arbor Railroad built in 1889 was a smaller, more modest station constructed over on Ashley Street in Ann Arbor.  The Ann Arbor Railroad was known to most as the ‘Annie’. During the summer months, the Ann Arbor Railroad scheduled day trips to Whitmore Lake, Michigan.  Boarding at 416 South Ashley Street in Ann Arbor, the train made several round trips a day for passengers to get out of the busy city of Ann Arbor and head to the lake and to work. Other stops were in Hamburg, Lakeland, and South Lyon, Michigan. The Ann Arbor Railroad gradually ran North all the way to Frankfort, Michigan, and came up from the south to Ann Arbor from Toledo.  Today the Ann Arbor Railroad station is the Doughty Montessori School.

With the onset of interstate travel, with better roads, expressways, cars, trucks, and semi-haulers; freight traffic soon had other means of reaching destinations without the use of the rails.  Many rail lines were abandoned and other means of transportation energized.

AmtrakThe Third Station – The current Amtrak Station in Ann Arbor was built in 1983.  The Amtrak station is located at 325 Depot Street in Ann Arbor, Michigan just walking steps from the Gandy Dancer.  Station ridership in 2011 (for fiscal year October-September) was 148,911.

Children love the train.  This is a fun experience for them and educational as well.  Have them read about the history of the local train stations here in Ann Arbor and take a trip on the Rails.  Kids tickets, ages 2 – 15 ride the rails one half off everyday. Travelers enjoy taking the train today, to and from Ann Arbor, and find this to be a very relaxing mode of travel. The Wolverine line out of Ann Arbor, has daily service between Pontiac and Chicago. Get your tickets and plan your trip with friends on the Amtrack.

Fashion’s Night Out

Briarwood Mall Fashion’s Night Out attendees can snag swag bags and prize giveaways, indulge in fashion, beauty and makeover treatments, sample food and drinks and watch fashion shows highlighting fall’s hottest trends.

Fashion’s Night Out celebrates more than just apparel and accessories; Briarwood Mall guests can also check out fashionable cakes! Zingerman’s will host a Fashion Cake Decorating Contest. Shoppers can vote for their favorite cake, with the winner receiving a cake decorating class seminar, “BAKE-cation!”, valued at $500. All of the cakes will then be auctioned off with proceeds benefitting the Simon Youth Foundation

Fashion’s Night Out is free and open to the public. No tickets are required. Goodie bags will be passed out to the first 300 guests starting at 6 pm.

2012 Kerrytown Bookfest

The 10th Annual Kerrytown BookFest will again be held in the Farmers’ Market in the historic Kerrytown district of Ann Arbor, Michigan this fall on Sept. 9th.

The Kerrytown BookFest is an event celebrating those who create books and those who read them. The primary goal is to highlight the Ann Arbor area’s rich heritage in the book and printing arts while showcasing local and regional individuals, businesses, and organizations.

The festival feature authors, storytellers, publishers bookbinders, book artists, book illustrators, poets, letterpress printers, wood engravers, calligraphers, papermakers, librarians, teachers, publishers, new, used, and antiquarian booksellers and many others associated with books and their diverse forms, structure, and content. UMS Presents: The Chicago Symphony Orchestra

As part of the Hill 100 celebration, UMS is proud to present the Chicago Symphony. Their first ever UMS concert was in 1892 – 13 years after UMS began – and they have performed more than 200 UMS concerts. They opened Hill Auditorium on May 14, 1913 at the 20th Ann Arbor May Festival.

The concert—and the Hill 100 season—opens with Wagner’s Overture to The Flying Dutchman, a work that they performed at that same May Festival the season that Hill Auditorium opened.  Frequently heard in the 1920s, this piece has not been programmed on a UMS concert in nearly 35 years.  In 1888, Richard Strauss worked with Wagner at Bayreuth on a production of Tristan und Isolde, and some believe that his tone poem Death and Transfiguration, completed just a year later, was inspired in part by the “love-death” from Tristan. Cesar Franck’s most well-known work, the Symphony in d minor, dates from the same period and rounds out the program.

UMS Presents: Suzhou Kun Opera Theater of Jiangsu Province

Can something 600 years old still feel young?  A collection of scenes from Kunqu, the Classical Opera of Globalized China.

In 2001, UNESCO declared kunqu, the 600-year-old grand opera of China, a “Masterpiece of the Oral and Intangible Heritage of Humanity.” The declaration not only affirms the artistic and cultural distinctions of the genre, which is known for its perfect blending of dramatic literature, soulful singing, and elegant dancing, but also creates a context for its revival in contemporary and globalized China. The genre is now enjoying a revival, attracting audiences inside and outside China with performances that judiciously blend classical stories and performance practices with contemporary staging interpretations and technologies. Kunqu is recognized internationally for being both authentic and yet fresh and updated. In its own way, it is similar to the Royal Shakespeare Company’s fresh, yet authentic, interpretations of classical English plays.

The Ark Presents: Nanci Griffith

Nanci Griffith has appeared at The Ark many times, going back to the 1980s, and each of her shows brings something new. Over the years, perhaps no other songwriter has fused introspective folk songwriting with popular and country roots so thoroughly. On Nanci’s own 19 albums she draws on personal confessions, a photographer’s eye for Texas landscapes, and social and political themes, forging a kind of homespun but often complex Texas poetry that nobody else has quite matched. She also has a portfolio of songs that became major country hits for other artists, like “Love at the Five and Dime” (Kathy Mattea) and “Outbound Plane” (Suzy Bogguss). In the genre of the woman-hitting-the-road anthem, Nanci achieved a pair of enduring classics with “Listen to the Radio” and “Ford Econoline.” Nanci’s latest release, “Intersection,” is described by Amazon.com as “an album about difficulties, about anger, about things that slip away and things that explode.”

Westridge of Dexter – Real Estate Update New Homes Selling and Trail Connection

Want to know what is going on in Westridge of Dexter?  Westridge is located on the corner of Island Lake and Dexter-Pinckney Road. The great news in Westridge of Dexter subdivision is that new-home construction continues to be strong.  The completion of the Hike/Bike Trail under the Rail Road Bridge and over the Mill Creek waterway from downtown Dexter to Westridge has already proven to be a success.  Homeowners are enjoying the boardwalk connecting them to downtown Dexter. They can set the car keys aside and choose to ride their bicycle, jog or walk to town with ease and not have to drive into town. Below is the sold data for all homes sold from January 1, 2012 through the end of July. The average sold price was $250,161.  The average sold price was higher than the actual list price in some cases.  The average Sale Price/Sq.Ft is $125.11.  Homes with higher square footage are also selling well in Westridge with longer days on market (DOM).

There are 5 currently listed homes in Westridge.  The highest priced home is valued at $277,200.  Of the 5 homes on the market the average list price is $263,200 and the average list price/square foot is $118.21.  There is very little inventory on the market right now and that makes for a positive sellers market.  

Absorption Rate

The absorption Rate (Months of Inventory)  is an estimate of how fast listings are currently selling measured in months.  Click here for Dexter Market Statistics and find your where your home sits. For example, if 100 properties sell per month and there are 800 properties for sale – there is an 8 month supply of inventory before counting the additional properties that will come on the market.  Taking our stats of 5  homes for sale and 8 sold homes, the calculation would be based on  7 months of inventory. Take the 8 sold properties, divided by the last 7 months = 1.14.  Then take the number of homes for sale which is 5 and divide by 1.14 and the answer is 4.39 months of inventory.  These results give an estimate considering all inventory remains constant.  There will be other homes coming on the market so for your home to receive the most attention the property should be priced properly depending on the location and the condition of the propert
